Some Union County NC Sellers Find Real Estate Market Improving

Buyers market or sellers market in Union County NC? In a previous post, we looked at the market absorption rate for Union County and concluded that the real estate market for the county as a whole has been a buyers market for the past year. Click here to read more about Union County's market absorption rate.

With many parts of the country reporting that sellers markets have returned, we should ask whether sellers' fortunes have improved in any segments of the Union County real estate market. Let's look at various price points within the market to see if we can find any part of the market favorable to sellers.

Remember that a sellers market is defined as fewer than 5 months of supply, a balanced market as 5 to 7 months of supply and a buyers market as over 7 months of supply. Union County's supply of inventory has been a 8 months for the past year.

Analyzing the numbers for various price points we find the following:

Under $200,000 Balanced market of 5 to 6 months
$201,000 to $500,000 Buyers market of 9 to 10 months
$501,000 to $750,000 Buyers market of 15 to 23 months
Over $750,000 Buyers market of 10 to 14 months

If you are a Union County NC home seller with a home under $200,000, you are in a fairly good position with a balanced market. For other sellers in the county, buyers still have a stronger position.

Buyers Market or Sellers Market in Union County NC?

Who's on top in the Union County real estate market? Buyers or sellers?

Before we can answer that question, we need to understand how a buyers market and a sellers market are defined. The generally accepted definition is based on the supply of housing available versus the demand for it. The number of closed sales per month for a given time period is divided into the number of homes currently listed to reach a number that shows how many months of housing supply are available.

A sellers market has fewer than five months of supply.

A balanced market has five to seven months of supply.

A buyers market has more than seven months of supply.

An analysis of the Union County NC real estate market shows that the county as a whole has maintained an eight month supply of homes. That's a buyers market and buyers have a stronger position in the current market.

It's time to look at the real estate market in Union County NC and to assess how home buyers and home sellers fared during the first quarter of 2012.

Here are four facts about the Union County marketplace in January to March 2012.

The median closed price for single family homes declined 7.4% compared with 2011 to a median price of $175,000.
The median closed price for townhomes and condominiums remained nearly the same as the 2011 price.
Approximately a third of all home sales were distressed sales.
Almost a quarter of all home sales were new construction.

The median closed price in Waxhaw in the first quarter was $260,999, higher than any year since 2009.
Seventy five homes sold in Waxhaw during the first quarter, a pace higher than previous years.
Almost 50% of first quarter sales were new construction with only 14% distressed sales.

What do these three facts mean for Waxhaw buyers and sellers?

Waxhaw offers plentiful opportunities for buyers who wish to purchase a new home.
The high number of new home sales combined with the relatively lower number of distressed sales is the most likely reason for the substantially higher median sales price.

It's time to look at the real estate market in Weddington NC and to assess how home buyers and home sellers fared during the first quarter of 2012.

Here are three facts about the Weddington marketplace in January to March 2012.

The median closed price in the first quarter was $416,300, an amount slightly above the median price in 2011 but lower than previous years.
Median days on market was 89, the same as 2011.
New construction and market resales accounted for over 90% of all Weddington sales during the first quarter.

What do these three facts mean for Weddington buyers and sellers?

Although lower than in 2008-2012, median prices in Weddington have remained stable from 2011 through the first quarter of 2012.
Sellers may be experiencing a bottoming of the market in Weddington.
Weddington prices remain very affordable for buyers compared to years prior to 2011.

The median closed price in Marvin during the first quarter was $491,486, a 9.4% decline from the 2011 median sales price.
Median days on market dropped 14% to 67 days in the first quarter over 2011.
Nearly 70% of all sales during the quarter were market resales with remaining sales divided between new construction and distressed sales.

Weddington Chase at the intersection of Providence Road and New Town Road in Marvin NC is a neighborhood of luxury homes on half acre and acre lots. A landscaped parkway leads to the neighborhood amenity center with clubhouse, pool and tennis courts.

How did the 2010 real estate market in Weddington Chase compare with the 2009 market in the neighborhood? The table below shows median values for several characteristics of the marketplace. Sixteen single family homes sold in the neighborhood in 2010 compared with 12 in 2009.

Fun Things to Do in Charlotte NC--Winghaven Gardens and Bird Sanctuary

Spring in Charlotte NC is for the birds and for the gardens. And there’s no better place to spend some time in April than at the Winghaven Gardens and Bird Sanctuary.

Winghaven is set on three acres enclosed by brick walls in the heart of Charlotte’s Myers Park neighborhood. The gardens were created in 1927 by Elizabeth and Edwin Clarkson to provide plantings for the birds that Elizabeth Clarkson loved. The gardens consist of formal gardens with pathways and woodland areas. The gardens provide nesting sites, cover, food and water for the many birds that make their homes there.

April is a special month at Winghaven. The annual plant sale takes place April 18th-21st. It’s a great place to find native plants, unusual shrubs, perennials, groundcovers and antique roses. There will also be a selection of tools and gifts available during the sale.

Educational events are also available during the plant sale days. There is no charge for these programs but advance registration is required.

Kings Greenhouse in Stallings NC--A Favorite Spring Stop

I am an avid gardener and I live in Union County NC. Spring is my favorite season and Kings Greenhouse is my favorite local garden center.

Kings Greenhouse is actually a garden center with a little history in the area. Its history and growth over the years mirrors the growth of Union County.

The business was started in 1971 by Dot and David King on two acres of land in Stallings. In those days, Stallings was a rural place just outside Matthews and a distance from Charlotte. The Kings’ operation reflected the quiet rural area that surrounded them. They grew vegetables and annuals in peat pots for sale to area garden centers. They operated from December to May.

In 1989, Kings was purchased by the Leonard family and expanded to a year-round operation. The inventory of plants expanded as well with poinsettias, annuals and perennials. Union County began growing in the mid-1990s and exploded with residential growth after 2000. The site in Stallings was converted to a strictly retail operation and the growing operations eventually consolidated at a wholesale facility in Monroe.

The original buildings and land at Kings Greenhouse have been converted for the retail operation. The original house at the front of the property is the office, the garage is the check-out area, the propagation house is the gift shop, and the field beside the house is the parking lot. The garden center still has the feel of a rural Union County home place.

Now when I visit Kings Greenhouse, I can browse through their extensive selection of shrubs under the shelter of mature pine trees. I find the perennials at the back of the house and the annuals in a sunny spot behind the garage. If it’s too early for the annuals to be outside, they can be found in several large greenhouses at the back of the property. The garden center has 14,000 square feet of greenhouse space and 30,000 square feet of outdoor shopping area. It has a great selection of plants and trees and is one of my favorite places to shop.
