Matthews NC to Become Community Wildlife Habitat

The Town of Matthews NC is about to embark on campaign to become one of only thirty-five municipalities nationwide that are certified Community Wildlife Habitats. This certification is earned from the National Wildlife Federation. The Matthews campaign will be called “Matthews Naturally”.

The “Matthews Naturally” campaign will be led by HAWK, the local chapter of the North Carolina Wildlife Federation. The entire town, including town government, schools, churches, businesses and homeowners, will work to preserve wildlife and give the animals places for living and raising their young.

Matthews NC will become certified as a Community Wildlife Habitat by earning 450 points toward goals that include a certain number of homeowner Backyard Wildlife Habitats, Schoolyard Wildlife Habitats, educational programs, environmental projects and environmental websites. HAWK members note that the town already has earned a number of points toward the certification as there are a number of homeowners who have Backyard Wildlife Habitats already.

Rolling Hills in Monroe NC is a golf course community that was built around the Rolling Hills Country Club. Homes were built as early as the 1960s in Rolling Hills. Construction continued in the 1970s and 1980s with some homes built as recently as the early 2000s. The pretty wooded lots are generous ranging from a half acre to over an acre in size.

The golf course at Rolling Hills Country Club is a private, non-equity club with a traditional course designed by George Cobb. The course has short distances between holes making the course compatible for walking or riding. Union County NC Schools—Eight Things You Should Know

Families moving to the Charlotte NC area usually want to know about the schools first. Neighborhoods and homes come second. After researching regional schools, many newcomers decide to look at the Union County NC schools.

What should families know about the Union County schools?

Here is my list of ten things you should know about the Union County NC schools.

Union County Public Schools (UCPS) is a county-wide school system, like most North Carolina systems. This means that school pupil assignment areas do not correspond to town or village boundaries. School assignments zones are fluid and can change when schools get overcrowded and new schools are built.
Union County Public Schools is the sixth largest system in the state and the fastest growing school system in North Carolina. UCPS student enrollment increased 79% over the past ten years bringing enrollment to 39,366 students in the 2009-10 school year.
There are 53 schools in the UCPS system—30 elementary schools, 9 middle schools, 11 high schools and 3 special schools. Union County constructed 25 new schools during a ten year period from 2000 to 2010. Union County NC schools have 4,658 employees of which 2,585 are licensed administrators, principals and teachers.
Union County Public Schools ranked number one among the state’s eight largest school districts in the percentage of schools that met the federal No Child Left Behind, Adequate Yearly Progress (AYP) goals. 81.6% met the 100 percent standard of AYP. 90% met more than 90% of AYP goals.
UCPS 2009 SAT scores exceeded state and national averages. The UCPS average SAT score was 1029.
88% of 2009 UCPS graduates plan to attend college. The 2008-2009 graduation rate was 80.7% and the 2007-2008 dropout rate for grades 7 through 12 was 2.32%. UCPS graduates received $51.1 in scholarships in 2009.
Seven Union County high schools ranked in Charlotte Magazine’s Top Public Schools list. Schools in Charlotte-Mecklenburg, Cabarrus, and Union were evaluated on school environment and school performance for this list. These schools in order of ranking were Marvin Ridge, Piedmont, Weddington, Parkwood, Sun Valley, Porter Ridge, and Monroe.
Union County Schools is one of the first 20 school systems in the nation and the only system in North Carolina to be chosen to be part of the Hanban Asia Society Confucious Classrooms Network. This programs is designed to help school systems enhance their Chinese language programs.

Olde Sycamore in Mint Hill NC—Homes for Sale and Neighborhood Profile

Olde Sycamore is a golf course community that straddles the Mecklenburg and Union County line. The centerpiece of the neighborhood is Olde Sycamore Golf Plantation, a well-regarded golf course built in 1997. The main entrance of the neighborhood is found off Highway 218 in Mint Hill NC. An interchange with I-485 is located just a mile and a half east of this entrance.

Construction of homes in Olde Sycamore began in 1996-97. Neighborhood homes were built by several production builders as well as custom builders in another section of Olde Sycamore. Construction continues today in The Links, located in the Union County section of the neighborhood. Homes on golf course lots are available in the neighborhood.

Mint Hill has annexed all homes in Olde Sycamore into its town limits. Children who live in the Mecklenburg County section of the neighborhood attend Charlotte-Mecklenburg schools and children in the Union County section attend Union County schools.

When built, Olde Sycamore’s golf course was voted “Best New Course” by Charlotte’s Best Magazine. The golf course was renovated in 2007. Some of the features of the course follow:

Where are the gated communities in Union County NC? This is an often-asked question from people who are considering a move to Union County from other parts of the country. My reply is that most of Union County’s neighborhoods are not gated. Nor are most of the houses hidden behind tall fencing.

You can find some gated neighborhoods in Union County. They typically are newer luxury home developments. Most of them are in the towns of Weddington, Marvin, and Waxhaw.

Union County NC Home Buyers—100% Financing Available with USDA Loans

Do you want to buy a home in Union County NC but don’t have money for a down payment? Here is some good news. There may be a way for you to buy a home without down payment money. USDA loans with 100% financing are available in some parts of Union County for some borrowers.

This is what you need to know about USDA financing.

What is a USDA loan?

USDA stands for the United States Department of Agriculture. These loans are part of the USDA Rural Development Loan Program.

Who is eligible for a USDA loan?

The property you wish to buy must be in an area considered to be rural and therefore, eligible for the loan.
The borrower must fit within certain income guidelines to qualify for the loan.

What are the benefits of a USDA loan?

The amount financed can be up to 102% of the appraised value of the home.
There is no private mortgage insurance required. A required 2% guarantee fee can be paid by the seller or financed by the buyer.
There is no limit on seller contributions for closing costs.
Income and debt ratios are 29/41 with exceptions for compensating factors.
A non-occupant co-borrower is permitted.

Who can use a USDA loan in Union County NC and where can it be used?

The income cap for one borrower is $76,000 per year.
The USDA website includes a map of areas eligible for these loans. Union County home buyers can use the USDA loans generally in areas east of Indian Trail and Monroe and south of Wesley Chapel. Eligible areas include parts of Waxhaw, Mineral Springs, Unionville and beyond.

Charlotte NC Home Buyers—Did Your Lender Pre-Qualify You, Pre-Approve You or What???

Are you a potential Charlotte NC home buyer? Have you spoken with a mortgage loan officer? Did your loan officer give you a document that says that you are qualified to purchase a home? Are you mystified about what that document means?

I have learned to be wary of the pre-qualification and pre-approval letters that mortgage lenders issue to home buyers. Here is why. As a Charlotte NC home buyer, you may think that you have a document that entitles you to purchase a home without further scrutiny or loan hurdles. In reality, what you may have is only an opinion from a loan officer that will not stand up to today’s documentation and review process.

Learn the four types of approval letters that lenders issue to make your home-buying process smoother and easier. This is what you need to know.

Pre-Qualification Letter. This is the first step. You speak with a loan officer on the telephone, the loan officer pulls your credit and asks you about income type and amount and financial assets. None of your financial information has been verified and the loan officer can only issue an opinion that you should be able to qualify if your information checks out. In my opinion, it is too early to make an offer on a home if you are at this stage.
Pre-Approval Letter. To get this letter, you must take the next step and fill out a formal loan application form. Your loan officer should ask you to supply documentation on income and assets that supports what you put on the loan application. Your application is then submitted to an Automated Underwriting System or Desktop Underwriting System. If this computer program gives you an accept, you can get a pre-approval letter. Keep in mind that this approval is conditioned on an underwriter’s verification of the data entry into the program, any outstanding documentation, a property appraisal and title work for the property. If the underwriter is unable to verify what is on your loan application, then the pre-approval letter is invalid. I believe that most home buyers can make an offer on a home at this stage unless their financial situation is so complex that they should go to the next step.
Approval Letter. After the loan officer takes the application and gathers all the required documentation, an underwriter reviews the package for compliance with the Automated Underwriting Acceptance, mortgage product and lender guidelines. If your loan package clears all of these hurdles, you can get a true approval with conditions letter. Conditions could include additional documentation, an acceptable home appraisal, and clear property title. Some lenders won’t issue an approval letter without the appraisal and title work. Once you get the approval letter, the process is nearly complete, but you still must clear appraisal and title work hurdles.
Commitment Letter. Once the appraisal, title work and homeowner’s insurance policy are received, reviewed, and approved by the underwriter, you will get a commitment letter. This letter states that you are approved with no conditions outstanding preventing the loan from closing, except perhaps a statement showing the prior sale of your current residence. Your file is now Clear to Close. Congratulations! A clear to close means that you’ve made it to the end of the process.

The Club at Longview is a private, gated enclave where you can find the luxury home of your dreams. Homeowners in this section must apply for social membership at the Club.

Both new and resale homes are available for purchase at Longview. Lots are also available to build custom homes. Some lots at Longview will accommodate basement homes.

Monroe Connector/Bypass Update

Why is the proposed Monroe Connector/Bypass important to you? If you live in northern Union County and wish to sell your property, you need to know how the proposed route may affect your sale. If you are considering a real estate purchase in this area, you also will want to know the proposed route. And if you live in Charlotte, you may be happy to know that this roadway is estimated to save 30 minutes off your trip to the beach.

What is the Monroe Connector/Bypass? The Monroe Connector/Bypass is proposed to connect U.S. 74 near Wingate NC with the interchange of I-485 at Matthews NC. Constructed by the NC Turnpike Authority, it will be a 20-mile toll road that will relieve congestion on U.S. 74 around Monroe NC.

What is the schedule for completion of the Monroe Connector/Bypass? Discussion and planning for this roadway has been ongoing for many years. The route was chosen by the Turnpike Authority in 2009 and is undergoing the Environmental Impact Study process now. A draft Environmental Impact Statement has been completed. The final Environmental Impact Statement is underway with engineers taking rock and soil samples along U.S. 74 during the first half of February. The final EIS is expected to be complete during the first quarter of 2010. The final decision on the chosen route will be published in a Record of Decision during the second quarter of 2010. The Turnpike Authority now projects that the roadway will open in 2014.
