Briarcrest in Wesley Chapel NC—2010 Real Estate Market Update
With the Wesley Chapel Village Commons shopping center nearby and historic downtown Waxhaw NC just a few miles away, Briarcrest is the best of all worlds for those who want a quiet neighborhood in a rural setting with city conveniences nearby. Briarcrest has two sections separated by Billy Howey Road but linked by a walking trail. 
Construction is complete in the section with third acre lots and a lower price point. Legendary Communities is building new homes in the other section where lot sizes average a half acre. Briarcrest includes a swimming pool and clubhouse, tennis courts and a playground.
How did the 2010 real estate market in Briarcrest compare with the 2009 market in the neighborhood? The table below shows median values for several characteristics of the marketplace. Eight single family homes sold in 2010 compared with six in 2009.
Briarcrest Real Estate Market Comparison
The homes that sold in Briarcrest in 2010 were larger and higher priced than those that sold in 2009. Median closed prices in Briarcrest increased 6.7% in 2010 while median square footage increase 12.8%. But on a dollars per square foot basis, 2010 home sales were lower than in 2009. This may be due to the fact that the original builder closed and sold its remaining inventory as short sales.
