Brighton Park in Mint Hill NC. Picture yourself in a traditional neighborhood where every home has a friendly front porch. Lots and streets are compact making walking to the five neighborhood parks and adjacent shopping center easy. If you prefer townhome living, that’s available too.
Brighton Park was designed to bring a little bit of city living to downtown Mint Hill. This lifestyle has been very popular in Mint Hill, where most neighborhoods are low density. Construction began in the neighborhood several years ago and continues today with both resales and new homes available.
How did the 2010 real estate market in Brighton Park compare with the 2009 market in the neighborhood? The table below shows median values for several characteristics of the marketplace. Twenty single family homes sold in the neighborhood compared with 24 in 2009. Median prices increased slightly in 2010 while the median size of homes decreased 11.6%. This indicates a substantial increase in price per square foot in the neighborhood. The increase in price per square foot is likely due to the dominance of new construction sales in the neighborhood. Median days on market increased nearly four-fold. The median list-to-sale ratio increased to 99%, once again likely due to new construction sales.
Townhomes added another twenty sales in Brighton Park in 2010. There is no real comparison with 2009 because there was only one sale that year. All the townhome sales were new construction.
