Your numbers seem very similar to what is happening on Long Island in New York. The uptick in prices - I do not think that they will last. The next quarter I think that they will go down.

I agree with you about prices moderating next quarter. All of the small towns that I serve have shown price increases in the second quarter, due I think to the federal tax credits.
