Wesley Oaks in Wesley Chapel NC—2010 Real Estate Market Update

Wesley Oaks is a swim club community located in the heart of Wesley Chapel NC.  Built between 2002 and 2007, the neighborhood is divided into two villages.  One village has quarter acre lots and the other village has lots of a half acre to one acre.  Wesley Oaks is conveniently located adjacent to the Wesley Chapel Village Commons with its grocery stores, Target, restaurants, banks and other shops.

How did the 2010 real estate market in Wesley Oaks compare with the 2009 market in the neighborhood?  The table below shows median values for several characteristics of the marketplace. Fourteen homes sold in the neighborhood in 2010 compared with only eight in 2009.

The Wesley Oaks median sales price dropped less than one percent in 2010 from 2009.  The median square footage of homes sold dropped over 15%, indicating that smaller homes were sold in 2010.  On a dollars per square foot basis, homes sold for more in 2010 than in 2009.  Days on market nearly tripled in 2010 while list-to-sale ratio dropped to 95%.

Market resales accounted for nearly 80% of all Wesley Oaks sales in 2010.  The neighborhood had two foreclosures and one short sale during the year.

Wesley Oaks was built from 2005 to 2007.  The neighborhood has two villages in two price points.  The lower-priced village has homes on quarter acre lots and homes from 2200 to 3000 square feet.  Larger homes on half-acre to acre lots are found in the other village.  These homes range from 3000 square feet to over 5000 square feet.  Finished basements can be found in this section.

Wesley Oaks is a swim club community.  Residents can enjoy the community clubhouse, swimming pool, playground and recreational area.  Historic Waxhaw NC with its quaint shops and festivals is a short drive away.
