Champion Forest in Wesley Chapel NC--A Video Tour

One of the best features of Champion Forest is its Wesley Chapel NC location.  This luxury community is within walking distance of Union County NC's two newest schools:  Cuthbertson Middle School and Cuthbertson High School.

Wesley Chapel NC Real Estate Market Report—July-September 2011

The median sales price in Wesley Chapel NC dropped in the third quarter of 2011 to first quarter levels after rising in the second quarter.  The number of homes sold increased to the highest rate of the year.  Days on market remained stable at three months.

What do the third quarter 2011 numbers mean for Wesley Chapel NC buyers and sellers?

Briarcrest in Wesley Chapel NC—2010 Real Estate Market Update

With the Wesley Chapel Village Commons shopping center nearby and historic downtown Waxhaw NC just a few miles away, Briarcrest is the best of all worlds for those who want a quiet neighborhood in a rural setting with city conveniences nearby.  Briarcrest has two sections separated by Billy Howey Road but linked by a walking trail.  Construction is complete in the section with third acre lots and a lower price point.  Legendary Communities is building new homes in the other section where lot sizes average a half acre.  Briarcrest includes a swimming pool and clubhouse, tennis courts and a playground.

How did the 2010 real estate market in Briarcrest compare with the 2009 market in the neighborhood?  The table below shows median values for several characteristics of the marketplace. Eight single family homes sold in 2010 compared with six in 2009.

The homes that sold in Briarcrest in 2010 were larger and higher priced than those that sold in 2009. Median closed prices in Briarcrest increased 6.7% in 2010 while median square footage increase 12.8%.  But on a dollars per square foot basis, 2010 home sales were lower than in 2009.  This may be due to the fact that the original builder closed and sold its remaining inventory as short sales.

Wesley Chapel NC Real Estate Market Report—April-June 2011

If you like a rural atmosphere but convenient access to shopping and services, you’ll love Wesley Chapel NC.  The Wesley Chapel Village Commons with its grocery stores, Target and other shops, banks and restaurants is the center of this village that requires half acre lots and larger.  The Wesley Chapel real estate market improved in the the second quarter of 2011.  The median sales price jumped 14.5% over the first quarter of 2011.  Nine homes sold during the quarter and median days on market dropped 10.1%.

What do the second quarter 2011 numbers mean for Wesley Chapel buyers and sellers?

Wesley Oaks in Wesley Chapel NC—2010 Real Estate Market Update

Wesley Oaks is a swim club community located in the heart of Wesley Chapel NC.  Built between 2002 and 2007, the neighborhood is divided into two villages.  One village has quarter acre lots and the other village has lots of a half acre to one acre.  Wesley Oaks is conveniently located adjacent to the Wesley Chapel Village Commons with its grocery stores, Target, restaurants, banks and other shops.

How did the 2010 real estate market in Wesley Oaks compare with the 2009 market in the neighborhood?  The table below shows median values for several characteristics of the marketplace. Fourteen homes sold in the neighborhood in 2010 compared with only eight in 2009.

The Wesley Oaks median sales price dropped less than one percent in 2010 from 2009.  The median square footage of homes sold dropped over 15%, indicating that smaller homes were sold in 2010.  On a dollars per square foot basis, homes sold for more in 2010 than in 2009.  Days on market nearly tripled in 2010 while list-to-sale ratio dropped to 95%.

Market resales accounted for nearly 80% of all Wesley Oaks sales in 2010.  The neighborhood had two foreclosures and one short sale during the year.

Blackstone in Wesley Chapel NC—2010 Real Estate Market Update

Blackstone is a Wesley Chapel NC area neighborhood of full brick homes on large lots. Located in unincorporated Union County, Blackstone is adjacent to the Wesley Chapel Town Center.  Blackstone residents can shop at Target, two grocery stores, several banks, a gas station and various restaurants.  Homes in Blackstone are typically larger than 3000 square feet and many have three-car garages.

How did the 2010 real estate market in Blackstone compare with the 2009 market in the neighborhood?  The table below shows median values for several characteristics of the marketplace. Eight homes sold in the neighborhood in 2010 compared with only three in 2009.

Wesley Chapel NC Real Estate Market Report—January-March 2011

Wesley Chapel NC is a mostly rural town with subdivisions of half acre or larger lots.  There aren’t many sales in this small town each year.  There were only seven sales during the first quarter of 2011 in Wesley Chapel.  The median price in the first quarter was 8% lower than the median price in 2010 but 3.7% higher than the median price in 2009.  Median days on the market were up slightly over 2010 numbers.

What do the first quarter 2011 numbers mean for Wesley Chapel buyers and sellers?

• Sellers in Wesley Chapel face a downward pressure on home prices. 
• Buyers for properties in Wesley Chapel may be able to find better values now than in 2010.
