Weddington NC Real Estate Market Report—April-June 2010

How did the Weddington NC real estate market fare during the second quarter of 2010 and how did it compare with 2009? 

The average sales price in Weddington NC during the second quarter 2010 dropped 4% from the average sales price in the first quarter 2010 and 3% from 2009 average prices.  The number of homes sold doubled in the second quarter over the first quarter and average days on market dropped 43%.

The average sales price in Weddington NC increased during the first quarter of 2010 over the 2009 average sales price.  The number of homes sold in the first quarter were up relative to 2009.  Days on market increased somewhat during the first quarter 2010.

Aero Plantation in Weddington NC—Homes for Sale and Neighborhood Profile

Aero Plantation in Weddington NC is one of Union County’s most unique neighborhoods.  You can land your small aircraft on the neighborhood’s 2400 foot landing strip and even taxi your plane to your Aero Plantation home.  Some of Aero Plantation’s homes have plane ports for aircraft storage.  Small aircraft have right-of-way along the neighborhood’s roads.

You don’t have to own an airplane to enjoy living in Aero Plantation.  The community covers 385 acres of land and has been declared a wildlife sanctuary.  Lots are a minimum of two acres but many are three and four acres in size.  You can find open meadow, hardwood forest, lakefront or runway front lots in the neighborhood.

James D. Nisbet, a metallurgical engineer and founder of Allvac Metals Company in Monroe, purchased the property in 1962.  He was an avid flyer and wanted the property to build a home and a private airstrip.  Eventually he subdivided the property into 110 lots to sell to other aviators.  The first homes were constructed in the 1960s.  Homes have continued to be constructed until the present day.

Weddington NC Real Estate Market Report—2009

How did the Weddington NC real estate market fare in 2009 and how did it compare with 2008? 

Weddington NC average real estate prices held up better in 2009 than most areas in Union County NC.  Average prices were down only 4% year-over-year.  Weddington saw 16% fewer sales in 2009 and sellers waited longer to sell their homes with average days on market up 35%.

Providence Woods in Weddington NC—Homes for Sale and Neighborhood Profile

Providence Woods in Weddington NC has two sections.  The older part of the neighborhood is Providence Woods and a second, newer area is called Providence Woods South.  Construction began in the mid-1980s and continued through the 1990s.  The neighborhood is located in the heart of Weddington NC between Hemby Road and Matthews-Weddington Road.  Downtown Weddington is nearby, historic downtown Matthews is several miles away, and an intersection with I-485 at Providence Road is within ten minutes of the neighborhood.

Providence Woods is a neighborhood with estate-sized lots offering privacy and mature trees. Neighborhood homes are built on a minimum of an acre.    Home styles in Providence Woods include many classic Georgian homes.  Most have full-brick exteriors.  Some ranches can be found in Providence Woods as well.  Heated area ranges from approximately 2700 square feet to over 5000 square feet.  Classic interiors include hardwood floors and extensive millwork.
