A detailed comparison of the 2011 year-to-date real estate market in Cureton can be found in the tables below.  What can Cureton buyers and sellers learn from these statistics?

  1. Both single family and townhome prices have continued to drop in 2011.  Single family median prices are down 3.8% from 2010 while townhome prices are down 16.8%.  I believe that single family prices are down this year because of the significant number of foreclosures and short sales.  Most townhome sales have been new construction indicating that builders have lowered their prices.
  2. Single family homes have the roughly the same median days on market and median list to sale ratio as 2010.  Townhomes, however, are taking longer to sell in 2011 and the median list to sale ratio has dropped to 91%.
  3. New construction makes up over 70% of the townhome market in 2011 and a third of the single family market.
  4. Foreclosures and short sales are 50% of the single family market, probably reflecting the fact that Cureton construction began at the height of the housing boom.

Cureton in Waxhaw NC—2010 Real Estate Market Update

A 4000 square foot amenity center with water park and community lake welcomes you to Cureton, a walkable mixed use neighborhood in Waxhaw NCCureton in Waxhaw NC The neighborhood includes a community shopping center with a grocery, restaurants and banks.  This 380-acre Waxhaw neighborhood includes both single family homes and townhomes.  New construction is ongoing in Cureton.  Resale homes are available as well.

How did the 2010 real estate market in Cureton compare with the 2009 market in the neighborhood?  The table below shows median values for several characteristics of the marketplace.  The 2010 real estate market in Cureton was very similar to the 2009 market.  Forty one single family homes sold in the neighborhood compared with 40 in 2009.  The median closed price was down slightly in 2010 as was the median square footage of the single family homes sold.  Median days on market nearly quadrupled in 2010 but this may be an indication that builder inventory homes took longer to sell. 

Cureton townhomes were larger and sold for less money in 2010, indicating falling prices.  Median prices were off 4.4% in 2010.  Like the single family homes, median days on market increased dramatically.  The median list to sale ratio for townhomes was 93%.

Cureton Types of Closed Sales

Over sixty percent of the homes closed in Cureton in 2010 were new construction.  This was true of both single family homes and townhomes.  Almost 25% of the single family home sales and nearly 38% of the townhome sales were foreclosures or short sales.  Accordingly, resale sellers faced very stiff competition for homebuyers in 2010.

Cureton has both resale homes and new construction.  Pricing of new single family homes on small lots ranges from the $230,000s to the $270,000s.  The more upscale villages have homes from $400,000 to over $600,000.Cureton

During 2008, thirty nine single family homes sold in Cureton ranging from $247,000 to $645,000.  The average sales price was $370,208 and average square footage was 3387 sq.ft. Eight townhomes closed during 2008 with an average sales price of $167,674 and average size of 1280 sq.ft.

There are currently 13 homes under $400,000 for sale in Cureton and 19 homes available between $400,000 and $1,275,000.  Townhomes on the market range from $159,900 to $177,595.
