Shannamara in Stallings NC—Homes for Sale and Neighborhood Profile

Shannamara in Stallings NC is a popular golf course community with easy access to the amenities and workplaces of Charlotte.  The neighborhood is located in the Stevens Mill area, a section of Stallings with two interchanges on I-485 at Lawyers and Idlewild Roads.  Stevens Mill Crossing, a community shopping center with a grocery store, gas station, restaurants and service shops, is within a mile of the neighborhood. 

Shannamara is a large neighborhood of approximately 700 homes.  Construction began in Shannamara in the mid-1990s and continued for over ten years.  Shannamara homes were built by custom or semi-custom builders with upscale features such as wood floors, exquisite millwork and gourmet kitchens with upgraded cabinetry, countertops and fixtures.  Most of the neighborhood homes are full-brick and many have stone accents.  Shannamara lots range in size from a third acre to over a half acre.  Many lots are wooded and many have private backyards.

The Divide Golf Course winds through the neighborhood offering many golf course lots and others with golf course views.  The Divide is a daily fee course so it is possible to own a home with beautiful golf course views without paying membership dues.  Other Shannamara neighborhood amenities include a clubhouse with swimming and wading pools plus a playground and tennis courts.  The Shannamara Homeowners Association is very active with a number of seasonal events for neighborhood children and organized groups for adults.

Schools:  Stallings Elementary, Porter Ridge or Piedmont Middle, Porter Ridge or Piedmont High.  School assignments are subject to change.  Check with the Union County Public Schools for current school assignments.  A small part of Shannamara is located in Mecklenburg County.  School assignments for this section are Bain Elementary, Mint Hill Middle, Butler or Independence High.  Check with the Charlotte-Mecklenburg Schools for current school assignments.

Shannamara Market Report

In mid-September 2008, there were 36 homes on the market in Shannamara ranging in price from $259,900 to $649,900.  These homes ranged in size from approximately 2100sf to over 5000sf.  The average price was $405,000.  Twenty three homes had closed in 2008 with an average price of $367,000 and average square footage of 2800sf.

Emerald Lake and the Emerald Lake Golf Club

Emerald Lake, lying completely within Union County, is built around the Emerald Lake Golf Club. Emerald Lake is a smaller neighborhood than Shannamara and was built during the late 1990s until recently.  Emerald Lake neighborhood amenities include a swimming pool and the Emerald Lake Golf Club.  Membership to the golf club is not required as part of the homeowners association.

Emerald Lake Market Report

There were 19 homes on the market in Emerald Lake in mid-September 2008. Emerald Lake homes ranged in price from $350,000 to $489,000.  They ranged in size from approximately 3000sf to over 4000sf.  The average price was $424,000.  Four homes had closed in 2008 with an average price of $398,000 and 3300sf.
