Fairhaven is a Charlotte neighborhood located in the Union County small town of Stallings.  Two interchanges with I-485 are within minutes as are shopping centers and historic downtown Matthews.  Surrounded by farms and woodlands, Fairhaven will make you feel like you’re still in the country.

Fairhaven is a great neighborhood to find an affordable new home.  Construction in the neighborhood began in 2006 and continues today.  Built on small easy-to-maintain lots, Fairhaven’s homes include both ranches and two-story homes.  The neighborhood includes a swimming pool and a playground.  A town park with picnic facilities and a sports field is adjacent to the community.  A recently-built elementary school is just a mile away.

Fairhaven in Stallings NC—2010 Real Estate Market Update

Fairhaven is located a bit off the beaten path in Stallings NC giving the neighborhood a rural setting.  Shopping and two interchanges with I-485 are nearby, however, allowing a country feel with city conveniences.  In 2010, there was a transition in the neighborhood from Lennar Builders to M/I Homes.  New construction continues to  account for most of the activity in the neighborhood.

How did the 2010 real estate market in Fairhaven compare with the 2009 market in the neighborhood?  The table below shows median values for several characteristics of the marketplace.  Twenty two single family homes sold in the neighborhood in 2010 compared with 39 in 2009.

Single Family Homes

The median closed price in Fairhaven rose slightly in 2010 over 2009.  The median square footage of homes was up 12.6% in 2010 meaning that homes were selling for somewhat less on a square foot basis than in 2009.  Median days on market tripled while median list to sale ratio was roughly the same as 2009.

Over 77% of closed sales in 2010 were new construction.  Three resales and two foreclosures accounted for the remaining sales.

Fairhaven in Stallings NC Has New Builder

M/I Homes, a homebuilder with several neighborhoods around the Charlotte area, has begun construction in Fairhaven in Stallings NC.  M/I Homes replaces the previous builder, Lennar, and will complete the neighborhood.

The Fairhaven neighborhood has homes priced from the mid-$100,000s to the mid-$200,000s.  Community amenities include a swimming pool and cabana and a soccer field.  Fairhaven’s location near two I-485 interchanges makes it an ideal neighborhood for those who need proximity to Charlotte’s employment and shopping centers.  The country setting of the area where Fairhaven is located provides a getaway for homeowners without a lot of traffic congestion.

M/I homes will continue building in three different sections of Fairhaven.  The builder will offer five different ranch plans that should appeal to empty nesters and seniors.  Homes with the master bedroom down will also be offered in Fairhaven.

M/I’s Garden Collection will have homes priced from the mid-$140,000s to the mid-$150,000s ranging in size from approximately 1600 sq.ft. to over 1900 sq.ft.  The Park Collection ranges in size from approximately 1700 sq.ft. to over 2600 sq.ft. and is priced from the low $150,000s to the mid-$180,000s.  The Carolina Collection includes four-bedroom ranches and two-story homes ranging in price from the mid-$160,00s to $200,000.  The largest homes offered in this collection are approximately 2800-3200 sq.ft.

Fairhaven in Stallings NC is an ideal neighborhood for someone who wants to live in a quiet area that has convenient access to shopping, entertainment, and highways.  You can find the Fairhaven neighborhood off Stevens Mill Road in Stallings NC.  Stevens Mill Road is still more country than city with small subdivisions surrounded by farms and woods.  Two interchanges with I-485 are just a couple of miles away.  The quaint historic town of Matthews NC with its shops, parks and farmers market is within five miles of Fairhaven. Hotels, restaurants and big box retailers, such as Lowes and Target, line nearby Independence Boulevard.  While Fairhaven is located within the Town of Stallings in Union County, it has a Matthews mailing address with a zip code of 28104.  Nearly new Stallings Elementary school is located within a mile of the neighborhood.

Construction began in Fairhaven in 2006 and continues today in the neighborhood.  The builder, Lennar, is currently building in two sections of the neighborhood called The Meadows and The Oaks.  New homes in The Meadows range from 1556 sq.ft. with a one-car garage to over 2100 sq.ft. with a two-car garage.  Prices in The Meadows are from $141,000 to $159,000. Homes in The Oaks are larger, all with two-car garages.  Homes in this section of Fairhaven are approximately 1990 sq.ft. to 2800 sq.ft.  Prices range from $171,000 to $198,000.  Resale homes are also available in the neighborhood.
