Callonwood in Stallings NC Real Estate Market Report—2011 Mid-Year Review

Combine a great location near downtown Matthews NC, easy access to I-485, and low Union County property taxes and you’ll know why Callonwood is such a popular neighborhood.  Located in Stallings NC, Callonwood offers a variety of housing styles and price ranges, including townhomes.  Community amenities include a swim club, walking trails, a playground and sports fields.

A detailed comparison of the 2011 year-to-date real estate market in Callonwood can be found in the tables below.  What can Callonwood buyers and sellers learn from these statistics?

1. The single family market in Callonwood is showing improvement over the past two years with both the median sales price and the size of the homes sold higher than 2009 or 2010.  This means that home sellers on the upper end of the pricing scale may have an easier time selling their homes in today’s market.
2. Larger townhomes have also dominated that segment of the Callonwood market bringing median closed prices higher than the last two years.
3. Callonwood continues to enjoy a relatively healthy market as market resales and new construction have made up over three quarters of 2011 sales.

Callonwood in Stallings NC—2010 Real Estate Market Update

Callonwood is one of the most popular neighborhoods in Stallings NC.  Located off Pleasant Plains Road just into Union County NC, the neighborhood is a few miles from historic downtown Matthews NC.  An interchange with I-485 nearby makes all of South Charlotte reasonably accessible.

Construction in Callonwood is nearly complete.  Orleans Builder is still building new homes in the $300,000+ price point.  Callonwood includes both single family homes and townhomes.  The neighborhood includes a beautiful pool amenity center, walking trails and playing fields.

How did the 2010 real estate market in Callonwood compare with the 2009 market in the neighborhood?  The table below shows median values for several characteristics of the marketplace.  The median single family closed price dropped 9.4% from 2010 to 2009.  The median square footage of homes closed in each year also dropped 13.8%.  These drops most likely reflect the fact that the high end builder in the neighborhood, Orleans, stopped building for a while.  Sellers who successfully sold their homes in Callonwood were on the market much longer in 2010.  Their list to sale ratio remained the similar at 96% and 97%.

The townhome market slowed dramatically in 2010 with only two homes closed versus seven in 2009.  Days on market for townhomes almost tripled in 2010.  Closed pricing dropped slightly.

The mix of closed sale types affects the real estate market in any neighborhood.  In 2010, Callonwood resale sellers were competing with new construction.  The table shows that only about 10% of closed sales were foreclosures and short sales.  The small percentage of foreclosures and short sales indicates a fairly healthy real estate market for Callonwood.

Callonwood in Stallings NC is the perfect neighborhood for someone who wants a quiet setting with neighborhood amenities and a convenient location just inside Union County but adjacent to the Town of Matthews.  Community shopping, including grocery stores, pharmacies, and restaurants are just minutes away.  The Siskey YMCA with health and sports programs for every age level is also nearby.  A short drive takes you into quaint downtown Matthews NC with its parks, festivals, farmers market, library, restaurants and other shops.  Interstate 485, soon to have an interchange within a mile, provides convenient access to other parts of the Charlotte area.

Callonwood was designed for those who want a low-maintenance, resort-like lifestyle.  When complete, Callonwood will have almost 500 homes.  Several sections of the neighborhood have single-family homes on small lots.  Many of the smaller homes are ranches perfect for active adults and seniors.  Townhomes with exterior maintenance provided by the homeowners association are located near the Clubhouse.  Most of the homes have craftsman styling with front porches and stone and shingle accents.  The Estates section of Callonwood has larger single family homes on third acre plus lots.  Community amenities include a two-story Clubhouse with pool plus sports fields for soccer and baseball and a playground-picnic area.

Callonwood has both resale homes and new construction.  MI Homes and Orleans Homebuilders are building in the last new sections of the neighborhood.  MI offers a ranch and two master bedroom down plans priced from $235,990 to $250,990 plus four master bedroom up plans priced from $233,990 to $250,000.  Square footage of the MI home ranges from 1920 sf to almost 3000 sf.  The Orleans homes are priced from $310,000 to almost $400,000 and range in size from 2571 sf to 3680 sf.

According to the Carolina Multiple Listing Service, 32 single-family homes have closed in Callonwood in 2008.  Prices ranged from $175,000 to $447,000.  The average price was $248,266 and average square footage was 2243.  Seven Callonwood townhouses sold in 2008.  Closed prices of the townhouses were from $140,000 to $165,000.  The average price was $151,200 and average square footage was 1240.  The townhomes included a one-car garage.
