The 2011 Stallings NC Real Estate Market—Four Facts

It's time to look at the real estate market in Stallings NC and to assess how home buyers and home sellers fared in 2011.

Here are four facts about the Stallings marketplace in 2011.

1. The median sales price of single family homes in Stallings has improved slightly each of the past three years over the previous year.  Down 12.3% from the 2008 median price, the 2011 median price in Stallings was $199,495.
2. Townhome median prices in Stallings have declined each year since 2008 with the 2011 median sales price at $114,000.
3. Distressed sales accounted for only 16% of all sales in 2011.
4. New construction accounted for only 2% of all sales in 2011.

What do these four facts mean for Stallings buyers and sellers?

• Single family real estate prices have been stable the past few years, perhaps signaling a bottom in the Stallings market.
• Townhome prices appear to be continuing their downward trend making it difficult for townhome owners to sell.
• Home buyers can find good values in the Stallings real estate market, especially in the townhome sector.
• The resale market in Stallings appears fairly healthy with little competition from new homes or distressed sales.

Stallings NC Townhomes for Sale—Market Report for Five Communities

Are you looking for the lower property taxes and great schools of Union County NC but prefer the low-maintenance lifestyle of a townhome or condominium?  If so, you may have noticed that you don’t have that many attached home choices in Union County.  Stallings is one area, however, where you can find a variety of townhome communities.

Market Report for Stallings NC Townhomes

After you’ve identified some communities to consider, it’s helpful to look at the real estate market for these townhomes.  The table below shows the trends in the median sales price in each community over the past three years.

Pricing at three of the townhome communities, Callonwood, Arlington Downs, and Parkside, improved in 2011 after declining in 2010.  Wendover at Curry Place prices have declined each year.  Chestnut Oaks has had no closings in the past two years.

Stallings NC Real Estate Market Report—July-September 2011

The number of single family homes sold in Stallings during the third quarter of 2011 increased 8% but the median sales price dropped 7.2% from the second quarter.  Median days on market declined to 110 days.

Only two townhomes sold during the third quarter.  The median sales price of these homes was higher than any time period since 2009.  Median days on market were 110 days.

What do the third quarter 2011 numbers mean for Stallings NC buyers and sellers?

• Single family home sellers in Stallings saw a downward pressure on home prices during the quarter while townhome sellers saw an improvement.
• Buyers can find affordable housing in Stallings with great access to Charlotte amenities.

Hunley Creek in Stallings NC—2010 Real Estate Market Update

Large wooded lots and mature landscaping welcome you to Hunley Creek in Stallings NC.  This neighborhood of two-story colonials and ranch-style homes has a great location in the Stevens Mill area of northern Stallings.  The Stevens Mill Crossing shopping center is within walking distance for restaurants and groceries.  An interchange with I-485 at Lawyers Road is just a half mile away.

How did the 2010 real estate market in Hunley Creek compare with the 2009 market in the neighborhood?  The table below shows median values for several characteristics of the marketplace. Seven homes sold in 2010 compared with 5 in 2009.

The Hunley Creek real estate market improved in 2010 with a 1.5% increase in the median closed price.  Median days on market increased slightly while the median list to sale ratio improved to 96%.  The market was healthy in 2010 with 85% of the sales being market resales.  There was only one foreclosure or short sale.

1. Kerry Greens in Stallings NC—2010 Real Estate Market Update

Kerry Greens is a small, affordable neighborhood in Stallings NC just a few miles from an interchange with I-485 and historic downtown Matthews NC.  Kerry Greens is a great place to find small ranches and the neighborhood has two-story homes as well.  Kerry Greens residents have access to a community pool.

How did the 2010 real estate market in Kerry Greens compare with the 2009 market in the neighborhood?  The table below shows median values for several characteristics of the marketplace. Five homes sold in 2010 compared with 8 in 2009.
