Fairhaven in Stallings NC Has New Builder

M/I Homes, a homebuilder with several neighborhoods around the Charlotte area, has begun construction in Fairhaven in Stallings NC.  M/I Homes replaces the previous builder, Lennar, and will complete the neighborhood.

The Fairhaven neighborhood has homes priced from the mid-$100,000s to the mid-$200,000s.  Community amenities include a swimming pool and cabana and a soccer field.  Fairhaven’s location near two I-485 interchanges makes it an ideal neighborhood for those who need proximity to Charlotte’s employment and shopping centers.  The country setting of the area where Fairhaven is located provides a getaway for homeowners without a lot of traffic congestion.

Stallings NC Real Estate Market Report—April-June 2010

How did the Stallings NC real estate market fare in the second quarter of 2010 and how did it compare with 2009?

The average sales price for the second quarter 2010 in Stallings NC increased 10% over the first quarter 2010 and 3% over 2009 average prices.  The number of sales in Stallings in the second quarter doubled the first quarter.  Average days on market were down from the first quarter and 2009.  The federal tax credits most likely drove the increased sales and higher prices in the second quarter.

Stallings NC townhome sales and average prices were very similar in the first and second quarters of 2010.  The second quarter 2010 average sales price dropped 12% from the average price in 2009.

Parkside in Stallings NC—Homes for Sale and Neighborhood Profile

Parkside is a small neighborhood of attached townhomes in the heart of Stallings NC.  The complex is tucked away in a wooded area off Old Monroe Road.  The Stallings Municipal Park is nearby.  A five minute drive brings you to an interchange with I-485 and historic downtown Matthews NC with its shops, restaurants and community festivals is a few minutes beyond the interchange.

Parkside’s townhomes are spacious ranging from over 1400 square feet to nearly 1900 square feet.  Both two and three bedroom units are available, some with master bedrooms down.  Some Parkside units have one-car garages.  Parkside was built in 2000 and 2001.

Stallings Elementary is one of the newest of the Union County Public Schools.  It opened for the 2008-2009 school year.  Grades K-5 attend the school on a traditional school calendar.  The school has 600-640 students with average class sizes ranging from 18 students to 25 students in the fifth grade.

The 2010-2011 school year begins on August 25, 2010.  Students should arrive by 8:00am.  The school day ends at 2:45.  An after-school program is available at Stallings Elementary School.

Stallings Elementary serves neighborhoods in Stallings north of Highway 74, including the Stevens Mill area.  Some neighborhoods currently within the attendance zone include Forest Park, Madison Ridge, Shannamara, Hunley Creek, and Willowbrook.

Stallings Elementary students currently attend Porter Ridge Middle School and Porter Ridge Senior High.
