The 2011 Mint Hill NC Real Estate Market—Four Facts

It's time to look at the real estate market in Mint Hill NC and to assess how home buyers and home sellers fared in 2011.

Here are four facts about the Mint Hill marketplace in 2011.

1. The Mint Hill single family real estate market has experienced a steep decline in prices since 2008 with the median price in 2011 over 30% below the median price in 2008.
2. The number of single family homes sold in 2011 was slightly above 2009 levels but approximately 11% below 2010.
3. Townhome prices also declined in 2011 dropping almost 8% below 2010 prices.
4. Distressed sales made up approximately 35% of all sales in Mint Hill in 2011.

New Ranch Homes in Mint Hill NC

Olde Sycamore in Mint Hill NC Real Estate Market Report—2011 Year-to-Date Review

Olde Sycamore is a golf course community located in both Mecklenburg County and Union County NC.  The Town of Mint Hill NChas annexed all of the neighborhood homes in both counties.  A large community, Olde Sycamore wraps around Olde Sycamore Golf Plantation, a highly regarded golf course built in 1997 and renovated in 2007.  The neighborhood contains a variety of homes and price points.  Construction in Olde Sycamore is nearly complete.

Ellington Farm in Mint Hill NC—2011 Real Estate Market Update

Custom-built homes on half acre and larger lots are what you’ll find in the Ellington Farm neighborhood of Mint Hill NC.  Built from the late 1990s through the 2000s, the neighborhood is conveniently located near downtown Mint Hill.

How did the 2011 real estate market in Ellington Farm compare with the 2009 and 2010 market in the neighborhood?  The table below shows median values for several characteristics of the marketplace.  Only two homes sold in the neighborhood in 2011 compared with six to eight homes in previous years.

Fairington Oaks in Mint Hill NC—Homes for Sale and Neighborhood Profile

Wooded estate-size lots.  Basement homes.  A nearly-new resale or brand-new construction.  Fairington Oaks in Mint Hill NC may be the perfect spot if you are looking for beautiful tree-lined streets and homes set among the trees on lots ranging from over half an acre to almost an acre.

McCar Homes built homes in Fairington Oaks from 2005 until 2008.  These homes with partial brick and fiber cement exteriors range in size from 2500 to almost 4000 square feet.  Luxury interiors include wood and tile flooring and upscale kitchens and bathrooms.  Many of these homes have three-car garages and some have finished or unfinished basements.

A second builder, True Homes, began construction in the neighborhood in 2011.  Offering many of the same features as the original builder, prices of the True Homes begin in the mid-$200,000s.

Fairington Oaks has a great location in Mint Hill.  The main entrance is off quiet Thompson Road with a back entrance providing easy access to downtown Mint Hill via Mintwood Drive.  Two interchanges with I-485 on Idlewild Road and Lawyers Road are just a mile or two from the Thompson Road entrance.

Mint Hill NC Real Estate Market Report—July-September 2011

Single family median sales prices in Mint Hill NC decreased 2.4% in the third quarter of 2011 compared with the second quarter.  The third quarter median price was higher than the first quarter median price by 10.9%  The number of single family homes sold decreased as well by 17%.  Median days on market increased to 89.  Only one townhome sold in Mint Hill during the quarter at a price of $139,900, higher than first or second quarter median prices.

What do the third quarter 2011 numbers mean for Mint Hill NC buyers and sellers?

• Sellers of single family homes in Mint Hill may see home prices stabilizing in 2011.  There are very few townhomes sales in Mint Hill.
• Buyers for properties in Mint Hill can find affordable prices in neighborhoods with convenient access to amenities.

Farmwood in Mint Hill NC—2010 Real Estate Market Update

Farmwood is a large Mint Hill NC neighborhood that was built from the mid-1970s into the 1990s.  A variety of home styles and large wooded lots characterize the neighborhood.  The neighborhood wraps around Pine Lake County Club giving some lots golf course views.  There are no homeowners association dues in Farmwood.

How did the 2010 real estate market in Farmwood compare with the 2009 market in the neighborhood?  The table below shows median values for several characteristics of the marketplace. Twenty two homes sold in 2010 compared with 15 in 2009.

The number of homes sold increased substantially in 2010 but median priced dropped 7.2%.  The median heated area of 2010 sales increased 2.8% indicating that Farmwood sellers were receiving less for their homes.  The median list to sale ratio remained steady at 94%.  the 2010 Farmwood market was healthy with only four foreclosures.  The remaining homes were market resales.
