Sardis Plantation in Matthews NC—2010 Real Estate Market Update

A full brick neighborhood on mature wooded lots just a short distance from historic downtown Matthews NC.  Add great schools and a convenient location just off Highway 51 near Sardis Road and you have the Sardis Plantation neighborhood.  Built from the late 1980s into the 1990s, Sardis Plantation offers large and small homes as well as transitional and traditional floorplans.

How did the 2010 real estate market in Sardis Plantation compare with the 2009 market in the neighborhood?  The table below shows median values for several characteristics of the marketplace.  Nine homes sold in the neighborhood in 2010 compared with four in 2009.

Single Family Homes

Both the median closed price and the median home square footage in Sardis Plantation were dramatically lower in 2010 than in 2009.  When comparing how much the 2010 smaller homes sold for with the larger 2009 homes, it should be noted that the 2010 homes sold for more dollars per square foot than the 2009 homes.  This indicates a stable market in Sardis Plantation year over year.  Median days on market increased 21% while the median list to sale ratio dropped to 95%.

The 2010 market in Sardis Plantation was relatively healthy with nearly 90% of homes market resales.  There was only one foreclosure in the neighborhood in 2010.
