A short drive down Rea Road into Union County NC brings you to Hunter Oaks, a community near the Village of Marvin.  This large neighborhood composed of several distinct villages is located on both sides of Rea Road.  A very popular neighborhood with great schools, Hunter Oaks is conveniently located near upscale shopping in South Charlotte and an interchange with I-485.

A detailed comparison of the 2011 year-to-date real estate market in Hunter Oaks can be found in the tables below.  What can Hunter Oaks buyers and sellers learn from these statistics?

1. Nearly 85% of Hunter Oaks sales year-to-date are market resales.  The remaining sales were foreclosures or short sales.  This indicates a healthy marketplace in the neighborhood for sellers.
2. The 2011 median closed price in Hunter Oaks dropped 7.4% from 2009 and 2.1% from 2010 while the median square footage remained the same.  Because homes in Hunter Oaks are selling for less in 2011, buyers may be able to find good buys in this popular neighborhood.

Hunter Oaks in Marvin NC—2010 Real Estate Market Update

Hunter Oaks is a large neighborhood of several distinct villages built on both sides of Rea Road.  It is located in unincorporated Union County NC between Marvin NC and Weddington NC.  The neighborhood has great access to shopping, restaurants and I-485 in South Charlotte.

How did the 2010 real estate market in Hunter Oaks compare with the 2009 market in the neighborhood?  The table below shows median values for several characteristics of the marketplace.  Thirty three homes sold in the neighborhood each year.

Single Family Homes

The median closed price in Hunter Oaks dropped 5.4% in 2010.  The median square footage of homes was similar for both years indicating that homes sold for somewhat less in 2010.  Median days on market increased 36.7% while the median list to sale ratio improved to 96%.

The 2010 market in Hunter Oaks was relatively healthy with over 90% of homes market resales.  Foreclosures and short sales accounted for the remaining sales.

Hunter Oaks in Marvin NC—Homes for Sale and Neighborhood Profile

A short drive down Rea Road into Union County brings you to Hunter Oaks.  This large neighborhood with entrances on both sides of Rea Road is sandwiched between Marvin NC and Weddington NC in unincorporated Union County NC.  The neighborhood is organized into several villages of different price points.  Community amenities include two swimming pools, tennis courts and walking trails.

Hunter Oaks homes were built from the mid-1990s until 2005.  Although some of the homes are in the 2200 to 2500 square foot range, most homes are larger than 2800 square feet ranging up to 5000 square feet.  Homes with brick fronts or full brick exteriors set among the mature trees and landscaped parkways create a very pretty neighborhood.  Some basement homes can be found in Hunter Oaks.

Access to shopping, restaurants and recreation in South Charlotte is a benefit of living in Hunter Oaks.  The Blakeney area with its new shopping center and big box retailers is a short drive away.  An interchange with I-485 and Rea Road provides easy access to other areas such as Ballantyne and I-77.

Schools:  Rea View Elementary, Marvin Ridge Middle, Marvin Ridge High.  School assignments are subject to change.  Check with the Union County Public Schools for current school assignments.
