Marvin NC Real Estate Market Report—July-September 2011

The median sales price in Marvin NC recovered in the third quarter rising 5.1% over second quarter numbers.Marvin NC Real Estate Market  The third quarter median sales price of $546,900 remained below the first quarter and 2010 median prices.  Nineteen homes sold in the third quarter increasing 46% over the second quarter.  Median days on market dropped to 58 days.

Weddington Trace in Marvin NC Has a New Builder

New construction homes will begin closing again in Weddington Trace in October.  Weddington Trace in Marvin NC Construction in the neighborhood came to a halt about two years ago when the previous builder pulled out.  Standard Pacific Homes has purchased the remaining lots and built a new model home. The sound of hammers and saws again fills the neighborhood.

Weddington Trace is located in unincorporated Union County NC adjacent to other Marvin NC neighborhoods and near Weddington NC.  The neighborhood has two sections of home sites.  The Estates offers homes from the $320,000s while the Preserves has prices starting in the $250,000s.  Exterior materials include full brick, stucco, fiber cement and vinyl.  Luxury appointments include kitchens with stainless appliances and granite countertops, wood and tile flooring, and elegant trim packages.  The size of the homes ranges from approximately 2600 square feet to almost 4000 square feet.

Community amenities in Weddington Trace include a pond with fountains and a walking trail and a swimming pool and clubhouse.  There is abundant shopping nearby in Weddington and Waxhaw.

Marvin NC is a rural town in the northwestern part of Union County.  Marvin NC ClipartBecause of its low density development, Marvin doesn’t have very many home sales.  During the second quarter of 2011, there were thirteen home sales.  Although the median square footage of home sold in Marvin remained nearly the same as the first quarter of 2011, the median price dropped 11.2% in the second quarter.  Median days on market increased nearly five-fold.

Somerset is a surprisingly affordable neighborhood off Tom Short Road in an area of upscale luxury neighborhoods and golf courses.  Located in unincorporated Union County between Marvin NC and Weddington NC, the neighborhood has a Waxhaw mailing address. Somerset in Marvin NC A beautiful magnolia-lined parkway leads into this swim club neighborhood.  South Charlotte and its amenities plus I-485 are a short distance from Somerset.

How did the 2010 real estate market in Somerset compare with the 2009 market in the neighborhood?  The table below shows median values for several characteristics of the marketplace. Eighteen homes sold in the neighborhood in 2010 compared with thirteen in 2009.

Median sale prices in Somerset declined 4.5% in 2010 over 2009.  The median square footage of homes sold was only slightly higher than 2009 meaning that home buyers in the neighborhood were getting more house for the money in 2010.  Median days on market more than doubled while the list-to-sale ratio remained stable at 95%.

The Somerset real estate market was healthy in 2010 with only one foreclosure and no short sales.
