How did the Marvin NC real estate market fare during the second quarter of 2010 and how did it compare with 2009? 

The second quarter average sales price in Marvin NC rose 4% over the average sales price during the first quarter 2010 and 7% over 2009 average sales prices.  The number of homes dropped from first quarter sales.

Marvin Area Recreational Equine Show (MARES) on May 1, 2010

Springtime is the best time to catch equestrian events in Union County NC, one of North Carolina’s top counties for horse farms and equestrian facilities.  The 5th Annual Marvin Area Recreational Equine Show or MARES takes place this Saturday, May 1, 2010.  The Village of Marvin NC sponsors this annual event in celebration of the town’s equestrian heritage.

MARES is a family-friendly event featuring various horse demonstrations, a petting zoo and kids’ games and crafts.  Pony rides, of course, will be available for the children.

Equestrian demonstrations during the day include dressage demos, an eventing demo, a hunter/jumper demo, a miniature horses demo and a paso fino demo.

The event runs from 10am until 3pm at 9705 Joe Kerr Road in Marvin NC.  Families may bring a picnic or purchase concessions on the grounds.

Marvin NC Real Estate Market Report—January-March 2010

How did the Marvin NC real estate market fare during the first quarter of 2010 and how did it compare with 2009? 

The average sales price in Marvin NC increased in the first quarter of 2010 over all of 2009.  The number of homes sold was relatively larger as well.  Average days on market increased in Marvin to five months.

Firethorne in Marvin NC—Homes for Sale and Neighborhood Profile

Picture a luxury home community with a 400 acre golf course at its heart.  Firethorne in Marvin NC has beautiful homes set among the rolling hills and hardwood forest of Firethorne Country Club.  The 30,000 square foot clubhouse at Firethorne includes fine dining facilities and beautiful views of the golf course.  Other country club amenties include a fitness center, a swim and tennis facility with a water park and four swimming pools plus ten tennis courts.  The 18-hole championship golf course has rock walls, ponds and a forested backdrop.

Firethorne is located in the northeastern corner of Union County NC adjacent to the Ballantyne area in Mecklenburg County NC and Lancaster County SC.  Some of Firethorne’s homes are located in the Indian Land area of Lancaster County.  The Ballantyne area offers abundant shopping, employment and entertainment opportunities.  Firethorne is a short drive away but feels worlds away in the rural horse country of Marvin.

Homes in Firethorne were constructed from 1999 until 2009.  The last new homes have been sold.  The homes range in size from 3500 square feet to over 7000 square feet.  Lots range from a half acre to three quarters of an acre.  Many homes have spectacular golf course views.

Providence Downs South in Marvin NC—Homes for Sale and Neighborhood Profile

Providence Downs South near Marvin NC is a luxury gated community where you can find custom-built homes with European styling.  Brick, stone and stucco beautify the exteriors of these homes.  Interiors are lavish with extensive millwork, upgraded finishes and floor coverings.  Providence Downs South homes are set on wooded half acre to one acre lots.  Many of the lots will accommodate basement homes.

Behind its beautiful gates, Providence Downs South includes a resort-style amenity center with a clubhouse and swimming pool, tennis courts and playground.  The neighborhood is located in unincorporated Union County near Marvin NC.  It is just a few miles from the Rea Road corridor with its shopping and entertaining complexes at Blakeney and Stonecrest.  An interchange with I-485 can be found here as well providing easy access to Charlotte NC’s workplaces.

Construction began in 2004 in Providence Downs South.  Lots are still available in the neighborhood for custom building.  Homes range in size from 4500 square feet to over 9000 square feet.

Marvin NC Real Estate Market Report—2009

How did the Marvin NC real estate market fare in 2009 and how did it compare with 2008? 

The Marvin NC real estate market is a small market because of the limited number of neighborhoods within the town limits.  Many of these neighborhoods are luxury communities and the 21% drop in prices in 2009 reflects the difficulty of the high-end market.  More homes sold in 2009 than in 2008 with total sales up 11%.  Marvin sellers sold their properties slightly faster in 2009, waiting on average only 106 days for a contract.
