Lake Park NC Real Estate Market Report—July-September 2011

After a big increase in single family home sales during the second quarter of 2011, Lake Park NC home sales dropped back to five homes, a number similar to the first quarter.  The median sales price in the third quarter, however, increased to a high of $150,000 for the year.  Days on market increased over the first half of 2011 to 78 days.Lake Park NC Real Estate Market

Townhome sales continued to be slow with only one unit sold during the period.  The price was $72,500, below previous quarters and below 2010 numbers.

What do the third quarter 2011 numbers mean for Lake Park NC buyers and sellers?

  • Single family home sellers in Lake Park have seen stable to improving median prices over the spring and summer of 2011.  Median prices remain below 2010 numbers, however.  Townhome sellers face a very difficult market with few sales and declining prices.
  • Housing, both single family and townhomes, remains more affordable for buyers in Lake Park than recent years.

Lake Park NC is a small town planned around a number of parks and lakes with a small town center as its hub.  Lake Park was designed to accommodate homeowners of all life stages from singles to young families to seniors. Lake Park Clipart A variety of housing types was built in Lake Park to accommodate these lifestyles.

The number of single family homes sold in Lake Park during the second quarter of 2011 jumped 275% over the first quarter.  Median home prices, however, dropped 6.7% during the same period.  Days on market remained nearly the same.  Only one townhome sold during the second quarter.

Lake Park NC is a small town of approximately 3000 residents. Lake Park NC It offers a mix of all types of housing, including single family homes and townhomes and condominiums.  There were very few closed sales in Lake Park during the first quarter of 2011—only four single family sales and only two townhome sales.  Median prices dropped substantially during the quarter from 2010 for single family homes but only slightly for townhomes.  Days on market dropped two-thirds or more from 2010 numbers.

Lake Park NC Real Estate Market Report—Year 2010

How did the Lake Park NC real estate market fare during 2010 and how did 2010 market activity compare with 2009 and 2008?

The tables below compare the Lake Park NC real estate market for years 2008 through 2010. Lake Park NC Lake Park is a small town with fewer sales than other areas of Union County.  24 single family homes and 12 townhomes closed in Lake Park in 2010.  The highest priced single family home sale was $280,000.  The highest priced townhome sale was $163,000.  Median days on the market jumped for  both single family homes and townhomes.  The median list to sale ratio in 2010 was 97% for single family homes and 96% for townhomes.

The median sales price in Lake Park was down 3.6% from 2009 and 5.3% from 2008.  The number of homes sold in 2009 and 2010 were nearly equal but dropped 46.6% from 2008.  Median days on the market were up 138% from 2009.

How did the Lake Park NC real estate market fare in the third quarter of 2010 and how does 2010 market activity compare with 2009?

There weren’t many single family or townhome/condominium sales in Lake Park NC during the third quarter of 2010.  The average sales price of the single family homes dropped 12% from the second quarter of 2010 and 3% below 2009 prices.  Townhome and condominium prices dropped 13% from the second quarter of 2010 and 26% below the average sales price in 2009.  The drop in average sales prices in Lake Park are most likely reflective of the drop in market activity resulting from the end of the federal tax credit stimulus.

The numbers reflect the fact that the Lake Park NC real estate market is very small.  Only four homes and two townhomes sold in Lake Park during the first quarter of 2010.  The average sales price for single family homes was up over the average price in 2009 while days on market increased to almost five months.  Townhome average prices dropped in 2010 while days on the market remained similar.

How did the Lake Park NC real estate market fare in 2009 and how did it compare with 2008? 

The Lake Park NC real estate market is small due to the small size of the town.  Lake Park NC Real Estate MarketIn 2009, average prices for single family homes were down 6% compared with average prices in 2008.  Average prices for condos and townhomes in Lake Park were up 17% in 2009.  These numbers indicate that Lake Park’s real estate market performed better than most of the other small towns in Union County NC.  Sellers in Lake Park NC waited longer to sell their homes in 2009 with days on market increasing 36% for single family homes and 45% for townhomes and condos.
