Crismark in Indian Trail NC—2010 Real Estate Market Update

Crismark is a large subdivision located between Idlewild Road, Mill Grove Road and Stevens Mill Road in Indian Trail NCCrismark in Indian Trail NCCrismark has a variety of home prices ranging from the low $100,000s to over $300,000.  While the neighborhood is nearly complete, it is still possible to find new construction for sale there.  A new section called The Enclaves offers custom-built homes priced above $300,000.  Two neighborhood amenity centers with pools serve the neighborhood.

How did the 2010 real estate market in Crismark compare with the 2009 market in the neighborhood?  The table below shows median values for several characteristics of the marketplace.  The number of homes sold remained the same at 32 closed sales.  Median prices dropped by 10.7% while the median square footage dropped by 7.2%.  These numbers reflect a significant drop in price per square foot in the neighborhood. Median days on market doubled while the list-to-sale ratio remained the same.

Crismark Types of Closed Sales

A look at the types of home sales in Crismark shows why there was such a large drop in prices in 2010.  Nearly sixty percent of home sales were foreclosures and short sales.  New construction accounted for a little more than a third of the sales.  Only two market resale homes sold in the neighborhood in 2010.
