Bonterra Real Estate Market Report—2011 Mid-Year Review

Bonterra is an Indian Trail NC neighborhood that offers housing styles and amenities for all life stages.  Single family homes predominate but Bonterra also has patio homes with yard maintenance includes as well as attached townhomes.  There is also a live/work section where you can live above your office or shop.  Amenities include a private equestrian center, a swimming pool and clubhouse, and several parks and sports fields.

A detailed comparison of the 2011 year-to-date real estate market in Bonterra can be found in the tables below.  What can Bonterra buyers and sellers learn from these statistics?

1. Over 50% of home sales have been new construction.  Another 30+% have been foreclosures and short sales.  Less that 10% were market resales indicating that resale sellers are having a difficult time selling their homes in 2011.
2. The median closed price and the median home square footage are higher in 2011 than in 2010.  These numbers are likely due to the resurgence of new construction sales in the neighborhood.  Median list to sale is at 99% this year, to be expected where new construction dominates the market.
3. The townhome market in Bonterra is very weak with only two closings so far in 2011.

Bonterra in Indian Trail NC—2010 Real Estate Market Update

You can live, work and play in Bonterra, one of Indian Trail NC’s best mixed use villages.  You can also find a home to suit every lifestyle.  Bonterra has single family homes, large and small.  If you prefer a maintenance-free lifestyle, you can live in one of the patio homes or a townhome.  Or you may prefer to live above your place of work in one of the live-work townhomes.  A new home or a resale?  Both are available in Bonterra.

Bonterra’s various villages are connected by landscaped parkways and community amenities including parks, tennis courts, a clubhouse and pool, and ball fields.  A private equestrian facility with boarding and lessons is also available in the neighborhood.

How did the 2010 real estate market in Bonterra compare with the 2009 market in the neighborhood?  The table below shows median values for several characteristics of the marketplace.  The number of single family homes sold decreased from 29 sales in 2009 to 22 sales in 2010.  The townhome market in Bonterra is small with only 2 townhomes sold in 2009 and 5 sold in 2010.

Median prices declined 14.5% in 2010 while median square footage dropped 5.8%.  Median days on market tripled and the median list to sale ratio increased slightly.

Median closed prices for townhomes increased 5.3% in 2010.  The median square footage of these homes increased substantially by 17.8%.  Median days on market more than doubled and the median list to sale ratio reached 99%.

Bonterra Types of Closed Sales

New construction dominated the Bonterra market in 2010 with over 50% of sales.  Foreclosures and short sales accounted for about 36% of the remaining sales with market resales only 11% of the total.

Bonterra has two sections of patio homes that appeal to active adults.  One of these sections was built from 2005 to 2008.  The quiet street where these homes are located is lined with a picket fence and sidewalks.  Each home has a comfortable front porch for relaxing and visiting with the neighbors.  Garages are placed in the rear of the homes with alley access.

New patio homes are under construction in Bonterra.  These homes have front loading garages and are somewhat smaller than the earlier patio homes.  Heated area ranges from 1500 square feet to 2000 square feet.  Lawn care is included with these homes as well.

Bonterra Cafe and Market in Indian Trail NC.

The Bonterra Cafe and Market opened this summer in the heart of Bonterra, an Indian Trail NC swim club community.  The cafe is already a hit with neighborhood residents and children, who stop in for gourmet coffees and sweet treats after spending time at the neighborhood swimming pool across the street.  On the weekends, you'll find the outdoor patio filled until late with people who are enjoying meeting and conversing with their neighbors.  The Bonterra Cafe and Market is also stocked with everyday items that neighborhood residents might need in a pinch, such as paper towels or dishwashing liquid.  Wouldn't it be great to have a place within walking distance of your home to buy a forgotten household item on short notice?

The Bonterra Live/Work Units have unfinished first floors waiting to be finished for retail or office uses.  The upper two floors are finished as a 1700sf, 2 bedroom/2.5 townhome. Current pricing is in the $250,000 range.

You can enjoy a real front porch and not worry about lawn maintenance.

Bonterra Village has three sections with maintenance-free yards:  Patio Homes with pricing from $207,000 to $230,000, the Heritage Collection with pricing from the $230,000s to the $250,000s, and the Charleston Series with double porches ranging from the $190,000s to $215,000.

You can lease a horse and take riding lessons at Windy Oaks Stables at the second entrance of Bonterra.

Windy Oaks Stables is a private boarding facility with a barn and paddocks.  A new elementary school is under construction directly across from this Bonterra entrance.
