Because one builder was closing out its inventory and the new builder has changed the product pricing in the neighborhood, the median sales price was substantially lower in 2011 than in previous years. Median square footage dropped in 2011 as well. Foreclosures and short sales made up approximately 30% of sales in 2011, also bringing the median price down.
