Walk your children to school from Brookhaven.

Brookhaven, a Charlotte neighborhood in Union County, is next door to Antioch Elementary School.  Three villages make up this 500-home neighborhood of Craftsman-style two-stories and larger brick luxury homes.  Heated area of the homes can be as low as 3000 square feet and go over 5000 square feet in the larger homes.  Some basement homes are available.

The 2011 Indian Trail NC Real Estate Market—Four Facts

It's time to look at the real estate market in Indian Trail NC and to assess how home buyers and home sellers fared in 2011.

Here are four facts about the Indian Trail marketplace in 2011.

1. The real estate market improved in 2011 over 2010 with more homes sold and fewer days on market.
2. The median single family sales price was up less than 1% over 2010 but down significantly from 2008 and 2009.
3. Very few townhomes sold in Indian Trail in 2011.
4. Approximately a quarter of 2011 sales were new construction and a quarter were distressed sales.

What do these four facts mean for Indian Trail buyers and sellers?

• The nearly equal median sales price of the past two years may mean that Indian Trail prices have bottomed.
• Buyers may find Indian Trail a good place to find affordable new homes.
• With resales representing only half of the market, Indian Trail sellers face competition from new homes and distressed sales.

Annandale in Indian Trail NC—2011 Real Estate Market Update

Annandale is a pool community in Indian Trail NC.  Construction began in the neighborhood in 2006 and continues today.  Several builders have built homes in the neighborhood.  The current builder in Annandale is Legendary Homes.

How did the 2011 real estate market in Annandale compare with the 2009 and 2010 market in the neighborhood?  The table below shows median values for several characteristics of the marketplace.  Nine homes sold in the neighborhood in 2011.

New construction was the predominate type of sale in Annandale in 2011.  Because one builder was closing out its inventory and the new builder has changed the product pricing in the neighborhood, the median sales price was substantially lower in 2011 than in previous years.  Median square footage dropped in 2011 as well.  Foreclosures and short sales made up approximately 30% of sales in 2011, also bringing the median price down.

Brandon Oaks in Indian Trail NC Real Estate Market Report—2011 Year-to-Date Review

Brandon Oaks is the largest neighborhood in Indian Trail NC.  Under construction since the 1990s, the community still offers new homes for sale although the neighborhood is nearly complete.  Two amenities centers and a fishing pond serve Brandon Oaks.  Shopping is conveniently located nearby with a theater complex under construction.

1. Foreclosures and short sales account for over 30% of the 2011 sales year-to-date.  Brandon Oaks sellers have seen a steady decline in the median sales price over the past two years.  The YTD 2011 median price dropped 18.6% from 2009 and 12.9% from 2010.  With the median square footage of the homes declining only 6.5%, sellers have seen an erosion of their home values.

Indian Trail NC Real Estate Market Report—July-September 2011

The median sales price of single family homes in Indian Trail NC dropped 5% in the third quarter of 2011 from the second quarter.  The number of homes sold remained nearly the same as the previous quarter.  Median days on market dropped to 68 day.

Only four townhomes sold in Indian Trail during the third quarter.  The median sales price improved slightly to $101,300.  Median days on market increased to four months.

What do the third quarter 2011 numbers mean for Indian Trail NC buyers and sellers?

• Single family home sellers in Indian Trail saw a downward pressure on home prices during the quarter while townhome sellers saw an improvement.
• Housing, both single family and townhomes, remains very affordable for buyers in Indian Trail.
