The Wesley Chapel real estate market improved in the the second quarter of 2011. The median sales price jumped 14.5% over the first quarter of 2011. Nine homes sold during the quarter and median days on market dropped 10.1%.
There aren’t many sales in this small town each year. There were only seven sales during the first quarter of 2011 in Wesley Chapel. The median price in the first quarter was 8% lower than the median price in 2010 but 3.7% higher than the median price in 2009. Median days on the market were up slightly over 2010 numbers.
Wesley Chapel is a small, mostly rural village so there aren’t many sales per year. 29 single family homes closed in Wesley Chapel in 2010. The highest priced single family home sale was $710,490. Median days on the market jumped in 2010. The median list to sale ratio in 2010 was 97% for single family homes .
