Wesley Chapel NC is a mostly rural town with subdivisions of half acre or larger lots.  Wesley Chapel Village CommonsThere aren’t many sales in this small town each year.  There were only seven sales during the first quarter of 2011 in Wesley Chapel.  The median price in the first quarter was 8% lower than the median price in 2010 but 3.7% higher than the median price in 2009.  Median days on the market were up slightly over 2010 numbers.

The tables below compare the Wesley Chapel NC real estate market for years 2008 through 2010. Wesley Chapel NCWesley Chapel is a small, mostly rural village so there aren’t many sales per year.  29 single family homes closed in Wesley Chapel in 2010.  The highest priced single family home sale was $710,490.    Median days on the market jumped in 2010.  The median list to sale ratio in 2010 was 97% for single family homes .

How did the Wesley Chapel NC real estate market fare during the third quarter of 2010 and how did it compare with 2009?

More homes in the higher price ranges were selling in Wesley Chapel NC during the third quarter of 2010 compared with the second quarter and with 2009.  The third quarter average sales price was up 31% over the second quarter and up 27% from the average sales price in 2009.  The dramatically higher average sales price most likely is reflective of the end of the federal tax credit stimulus and the lower interest rates that have helped the luxury home market.  The number of homes sold dropped 21% in the third quarter compared with the second quarter.

How did the Wesley Chapel NC real estate market fare in 2009 and how did it compare with 2008? 

The 2009 Wesley Chapel NC real estate market reflected the market in Charlotte and surrounding areas.  Single family average sales prices were down about thirteen percent from 2008, an indication that first time home buyers dominated the marketplace.  The number of homes sold in 2009 did not change much from 2008, with only 7% fewer homes sold.  Time on the market decreased for Wesley Chapel sellers with days on market down 16%.
