New Homes Available Again in Weddington’s Hollister Community

Located in Weddington NC, Hollister is a neighborhood where construction began during the real estate boom but ended when the recession began. The community amenities and some streets of homes were completed during that time.

Hollister’s builder, Shea Homes, has begun construction in the neighborhood again.  Two model homes are under construction and scheduled to be open by the first of January 2012.  All homes in the neighborhood will be built with full brick exteriors.

Hollister has two sections:  The Provinces and The Estates.  Homes in The Provinces will be built on 75-foot wide lots with base prices starting in the $260,000s.  Floor plans will include a ranch, master-down plans and two-story homes.  Square footage starts just under 2500 square feet and tops out at approximately 3500 square feet. 

Lots in The Estates are 95 feet wide.  Homes are larger in this section ranging from approximately 3500 square feet to over 4000 square feet.  Base prices range from the $320,000s to the $380,000s.

Skyecroft in Weddington NC—2010 Real Estate Market Update

Skyecroft is a luxury gated community near Weddington NC.  You’ll feel that you’ve entered a European village when you pass through Skyecroft’s beautiful stone gates.  Beautiful luxury homes of stone, stucco and brick with an old world flair line the streets.

How did the 2010 real estate market in Skyecroft compare with the 2009 market in the neighborhood?  The table below shows median values for several characteristics of the marketplace. Six homes sold in 2010 compared with 7 in 2009.

Skyecroft homes sold dropped in size and in price in 2010.  The median sales price was down 4.9%.  On a dollar per square foot basis, sellers were receiving 3.3% less for their homes in 2010.  Median days on market increased 140% to 168 days.  The median list to sale ratio dropped to 89%.

Resales and new construction accounted for most 2010 sales in Skyecroft.

Providence Woods in Weddington NC—2010 Real Estate Market Update

Providence Woods is a classic Weddington NC neighborhood of acre or larger lots and mostly full-brick colonial or georgian style homes.  There are two sections of Providence Woods called Providence Woods and Providence Woods South.  Built in the 1980s and 1990s, Providence Woods South has the newer homes.  Providence Woods residents enjoy the privacy afforded by their beautiful wooded lots and convenient access to South Charlotte’s amenities.

How did the 2010 real estate market in Providence Woods compare with the 2009 market in the neighborhood?  The table below shows median values for several characteristics of the marketplace. Thirteen homes sold in the neighborhood in 2010 compared with only three in 2009.

Median sales prices in Providence Woods dropped 18.2% in 2010.  Slightly smaller homes were selling in the neighborhood as the median square footage dropped 7.6%.  Median days on market doubled while the list-to-sale ratio dropped to 94%.

Market resales accounted for nearly 77% of the sales in 2010.  There were three foreclosures in Providence Woods helping to drive the median sales price down.

Longview in Weddington NC—2010 Real Estate Market Update

The Club at Longview, also called Longview, is a luxury gated community located in unincorporated Union County between Weddington NC and Marvin NC.  A Jack Nicklaus Signature golf course, one on the top-rated courses in Charlotte and North Carolina, winds through the neighborhood.  A 10,000 square foot activity center provides space for adult and children’s fitness and social activities.  The neighborhood’s location near I-485 and shopping at Blakeney and Stonecrest make it a convenient place to live.

How did the 2010 real estate market in Longview compare with the 2009 market in the neighborhood?  The table below shows median values for several characteristics of the marketplace.  Seventeen single family homes sold in the neighborhood in 2010 compared with 11 in 2009.

The median sales price dropped over 28% in 2010 while the median square footage increased 5.8%.  These changes reflect the continuing adjustment of the luxury home market in 2010 as several builder inventory homes were sold through the foreclosure process.

Longview Types of Closed Sales

Foreclosures and short sales accounted for over 40% of the market in 2010.  Thirty five percent of the 2010 market in Longview was new construction with the remaining sales market resales.

Highgate in Weddington NC—2010 Real Estate Market Update

Beautiful stone gates announce your arrival at Highgate, one of Union County’s prettiest luxury home neighborhoods.  Located in Weddington NC, Highgate has custom homes of brick, stone and stucco on wooded estate-sized lots.  Highgate’s location along Providence Road just inside Union County offers residents easy access to the shopping and entertainment amenities of South Charlotte.

How did the 2010 real estate market in Highgate compare with the 2009 market in the neighborhood?  The table below shows median values for several characteristics of the marketplace.  The real estate market in Highgate improved substantially in 2010.  Twenty one homes sold in the neighborhood, almost twice as many as in 2009.  The median closed price also improved, up 14% over 2009.  The median square footage of homes sold in each year was similar, indicating a rise in the value of the homes sold on a dollar per square foot basis.  While prices rose in 2010, median days on the market also increased requiring Highgate sellers to wait longer for a sale.  The median list to sale ratio also dropped to 88% of asking price.

The mix of closed sale types affects the real estate market in any neighborhood.  In 2010, Highgate resale sellers were competing with new construction and foreclosures.  The table shows that almost a quarter of closed sales were foreclosures and short sales.  The substantial number of new construction sales during 2010 may have contributed to the higher median closed prices.

Cambridge Oaks in Weddington NC—Homes for Sale and Neighborhood Profile

Weddington NC is a town of rural vistas, big wooded lots and small private neighborhoods.  Cambridge Oaks is one such Weddington neighborhood.  Wooded acre+ lots.  A small number of homes on a loop street.  Pretty custom-built brick homes.

Cambridge Oaks was built by various custom builders in the late 1990s.  There are a few lots remaining for new construction in the neighborhood.  Home sizes range from over 2500 square feet to over 4000 square feet.

Cambridge Oaks is located off Potters Road near its intersection with Waxhaw Indian Trail Road.  Shopping and restaurants are located a few miles away at the Wesley Chapel Village Commons.

Aero Plantation in Weddington NC—Homes for Sale and Neighborhood Profile

Aero Plantation in Weddington NC is one of Union County’s most unique neighborhoods.  You can land your small aircraft on the neighborhood’s 2400 foot landing strip and even taxi your plane to your Aero Plantation home.  Some of Aero Plantation’s homes have plane ports for aircraft storage.  Small aircraft have right-of-way along the neighborhood’s roads.

You don’t have to own an airplane to enjoy living in Aero Plantation.  The community covers 385 acres of land and has been declared a wildlife sanctuary.  Lots are a minimum of two acres but many are three and four acres in size.  You can find open meadow, hardwood forest, lakefront or runway front lots in the neighborhood.

James D. Nisbet, a metallurgical engineer and founder of Allvac Metals Company in Monroe, purchased the property in 1962.  He was an avid flyer and wanted the property to build a home and a private airstrip.  Eventually he subdivided the property into 110 lots to sell to other aviators.  The first homes were constructed in the 1960s.  Homes have continued to be constructed until the present day.
