Charlotte Neighborhoods--Lawson

Lawson, a Charlotte neighborhood where history is preserved.

Lawson doesn’t have historical houses.  It’s the land itself where Lawson lies among 500 acres of rolling woodlands that has a history.  In 1701, an English naturalist named John Lawson followed an ancient trail of the Waxhaw Indians to discover the area.  In the mid-1700s, a thriving settlement was located here where five roads met at Five Forks.  The land was also the site of a 19th century mill called Howard’s Mill.

These historical sites are preserved in Lawson’s common areas, which encompass nearly a third of this master-planned community.  Miles of walking and hiking trails weave through the common areas for residents to enjoy.  The working water wheel and building of the community clubhouse evoke Howard’s Mill.

Lawson residents can enjoy its history and natural sites while living in newer homes.  Started in 2005, Lawson has several villages completed and a new builder has announced plans for three new villages in 2012.  The neighborhood has a great location off Cuthbertson Road in the small Union County NC town of Waxhaw NC.  Waxhaw is a twenty minute drive from Charlotte’s southern edge.

Charlotte Neighborhoods--Millbridge

Millbridge, a great place to find a new home in a master-planned community.

Charlotte’s only covered bridge to welcome you into the community.  An amenity center with a 12,000 square foot clubhouse, two pools and an airnasium.  A nearby town park with sports fields.  A recently-built elementary school within walking distance.Millbridge in Charlotte NC

Millbridge is a Charlotte neighborhood where the amenities were built before the homes.  With about 200 homes currently finished in the neighborhood, Millbridge will eventually include 2000 homes.  Five builders are currently building in the neighborhood.  Homes can be as small as 1500 square feet or as large as 4000 square feet.  Ninety percent of the 2011 sales in Millbridge were new construction.

Millbridge is located in the small town of Waxhaw.  Waxhaw is a historic town with quaint shops, a farmers market and a number of community festivals.  The town is about a twenty minute drive from the southern edge of Charlotte.

Millbridge is Waxhaw’s largest development where eventually 2200 homes will be built on 920 acres.  A covered bridge leads you into the development where the community center, reminiscent of a mill, has a functioning water wheel.  Over 200 acres of common area in Millbridge will include greenways, parks and walking trails.Millbridge in Waxhaw NC

Millbridge is a work in progress with new construction accounting for most home sales.  Current builders in the neighborhood include Ryan, Mattamy, Essex, Bonterra and Ryland.

How did the 2010 real estate market in Millbridge compare with the 2009 market in the neighborhood?  The table below shows median values for several characteristics of the marketplace. Thirty eight homes sold in 2010 compared with 25 in 2009.

Activity in Millbridge picked up during 2010 compared with 2009 with approximately 50% more home sales.  Over 90% of the sales were new construction.  The median price and the median square footage were lower than in 2009 but the dollars per square foot were the same indicating that builders were selling in a lower price point.

How did the 2010 real estate market in Anklin Forrest compare with the 2009 market in the neighborhood?  The table below shows median values for several characteristics of the marketplace.  Eight single family homes sold in the neighborhood in 2010 compared with 6 in 2009.

Whether you are looking for a full-brick transitional home or a craftsman-style home with a big front porch, you’ll love the homes in Quellin. Quellin in Waxhaw NC Quellin is a pretty neighborhood in Waxhaw NC built from 2003 to 2007.  Shopping is nearby at the Cureton Town Center and quaint historic downtown Waxhaw with its farmers market, shops and community festivals is just a couple of miles away.

How did the 2010 real estate market in Quellin compare with the 2009 market in the neighborhood?  The table below shows median values for several characteristics of the marketplace.  Thirteen single family homes sold in the neighborhood in 2010 compared with 14 in 2009.

Over 500 acres of rolling and wooded land with a third preserved in common areas.  Lawson in Waxhaw NCMiles of walking trails.  A community amenity center that evokes the historic Howard’s Mill once located on the site.  This is Lawson, a neighborhood with a variety of home styles and price ranges near historic Waxhaw NC.

Lawson includes both resale homes and new construction.  Union County’s newest middle and high school are adjacent on Cuthbertson Road.  Shopping and restaurants are also conveniently located near by along Providence Road in Waxhaw.

How did the 2010 real estate market in Lawson compare with the 2009 market in the neighborhood?  The table below shows median values for several characteristics of the marketplace.  The number of homes sold increased from 18 sales in 2009 to 21 sales in 2010.  Median prices decreased 7.9% while the median square footage remained essentially the same.  Median days on market tripled while the list-to-sale ratio increased slightly.

Cureton in Waxhaw NC—2010 Real Estate Market Update

A 4000 square foot amenity center with water park and community lake welcomes you to Cureton, a walkable mixed use neighborhood in Waxhaw NCCureton in Waxhaw NC The neighborhood includes a community shopping center with a grocery, restaurants and banks.  This 380-acre Waxhaw neighborhood includes both single family homes and townhomes.  New construction is ongoing in Cureton.  Resale homes are available as well.

How did the 2010 real estate market in Cureton compare with the 2009 market in the neighborhood?  The table below shows median values for several characteristics of the marketplace.  The 2010 real estate market in Cureton was very similar to the 2009 market.  Forty one single family homes sold in the neighborhood compared with 40 in 2009.  The median closed price was down slightly in 2010 as was the median square footage of the single family homes sold.  Median days on market nearly quadrupled in 2010 but this may be an indication that builder inventory homes took longer to sell. 

Cureton townhomes were larger and sold for less money in 2010, indicating falling prices.  Median prices were off 4.4% in 2010.  Like the single family homes, median days on market increased dramatically.  The median list to sale ratio for townhomes was 93%.

Over sixty percent of the homes closed in Cureton in 2010 were new construction.  This was true of both single family homes and townhomes.  Almost 25% of the single family home sales and nearly 38% of the townhome sales were foreclosures or short sales.  Accordingly, resale sellers faced very stiff competition for homebuyers in 2010.
