The number of single family homes sold in Stallings during the third quarter of 2011 increased 8% but the median sales price dropped 7.2% from the second quarter.  Median days on market declined to 110 days.Stallings NC Real Estate Market

Only two townhomes sold during the third quarter.  The median sales price of these homes was higher than any time period since 2009.  Median days on market were 110 days.

With three I-485 interchanges adjoining the town, Stallings NC is one of the most conveniently located of Union County’s small towns. Stallings NC Clipart Stallings has a variety of neighborhoods from two golf course communities in the northern part of town to neotraditional neighborhoods where everyone has a front porch to townhome communities.

The number of sales in Stallings increased 71.4% in the second quarter while the median sales price dropped slightly to $194,000.  Median days on market more than doubled from April to June 2011.

Fourteen single family homes sold in Stallings NC during the first quarter of 2011.  Stallings NCThe median sales price increased 1.1% over the median price in 2010 and 3.3% over the prices in 2009.  Days on market dropped 12.9% in the first quarter.  Only two Stallings townhomes sold from January to March 2011.  The median sales price remained the same as the 2010 median sales price.  Median days on market for these townhomes dropped 50%.

  • Pricing for Stallings NC sellers is increasing slightly or holding steady over 2010 pricing.

Stallings NC Real Estate Market Report—Year 2010

How did the Stallings NC real estate market fare during 2010 and how did 2010 market activity compare with 2009 and 2008?

The tables below compare the Stallings NC real estate market for years 2008 through 2010. Stallings Fest in Stallings NC 95 single family homes and 10 townhomes closed in Stallings in 2010.  The highest priced single family home sale was $410,000.  The highest priced townhome sale was $148,000.  Median days on the market jumped for  both single family homes and townhomes.  The median list to sale ratio in 2010 was 96% for single family homes and 93% for townhomes.

Stallings NC Home Sales and Best Buys-December 2010 Update

This is a summary of home sales transactions in Stallings NC in the last month.  It includes statistics on closed listings, properties that have gone under contract, and current best buys.  Best buys are those properties that have had the greatest price reductions in the past two weeks on a percentage basis.

Properties under contract are the best indicators of the current Stallings NC real estate market as these are properties recently chosen for purchase.  Closed transactions represent the marketplace of 30 to 90 days ago.  The tables below show an increase in the median and average sales price for "under contract" properties versus those that have closed in the last month.  The list-to-sale ration of closed transactions remains near historic numbers.  Both average and median ratios were 96%.  These numbers can be interpreted to show that homes priced within five percent of the market are more likely to sell.

How did the Stallings NC real estate market fare in the third quarter of 2010 and how does 2010 market activity compare with 2009?

Closing activity and average prices dropped in the Stallings NC market in the third quarter of 2010.  The third quarter average sales price was off 6% from the 2009 average sales price and off 9% from the second quarter of 2010.  The number of homes sold during the third quarter dropped 28% from the second quarter.  These lower numbers are most likely a result of the end of the federal tax credits.

How did the Stallings NC real estate market fare in the second quarter of 2010 and how did it compare with 2009?

The average sales price for the second quarter 2010 in Stallings NC increased 10% over the first quarter 2010 and 3% over 2009 average prices.  The number of sales in Stallings in the second quarter doubled the first quarter.  Average days on market were down from the first quarter and 2009.  The federal tax credits most likely drove the increased sales and higher prices in the second quarter.

Stallings NC townhome sales and average prices were very similar in the first and second quarters of 2010.  The second quarter 2010 average sales price dropped 12% from the average price in 2009.

How did the Stallings NC real estate market fare in the first quarter of 2010 and how did it compare with 2009? 

Stallings NC average sales prices dropped slightly during the first quarter of 2010 compared with 2009 averages.  Townhomes showed a more significant drop due to the closeout of builder inventory in one townhome community.  Days on market was approximately four months for both single family homes and townhomes in Stallings NC.
