Fairhaven is a Charlotte neighborhood located in the Union County small town of Stallings.  Two interchanges with I-485 are within minutes as are shopping centers and historic downtown Matthews.  Surrounded by farms and woodlands, Fairhaven will make you feel like you’re still in the country.

Fairhaven is a great neighborhood to find an affordable new home.  Construction in the neighborhood began in 2006 and continues today.  Built on small easy-to-maintain lots, Fairhaven’s homes include both ranches and two-story homes.  The neighborhood includes a swimming pool and a playground.  A town park with picnic facilities and a sports field is adjacent to the community.  A recently-built elementary school is just a mile away.

Pricing at three of the townhome communities, Callonwood, Arlington Downs, and Parkside, improved in 2011 after declining in 2010.  Wendover at Curry Place prices have declined each year.  Chestnut Oaks has had no closings in the past two years.

Large wooded lots and mature landscaping welcome you to Hunley Creek in Stallings NC.  Hunley Creek in Stallings NCThis neighborhood of two-story colonials and ranch-style homes has a great location in the Stevens Mill area of northern Stallings.  The Stevens Mill Crossing shopping center is within walking distance for restaurants and groceries.  An interchange with I-485 at Lawyers Road is just a half mile away.

How did the 2010 real estate market in Hunley Creek compare with the 2009 market in the neighborhood?  The table below shows median values for several characteristics of the marketplace. Seven homes sold in 2010 compared with 5 in 2009.

Kerry Greens is a small, affordable neighborhood in Stallings NC just a few miles from an interchange with I-485 and historic downtown Matthews NCKerry Greens in Stallings NC Kerry Greens is a great place to find small ranches and the neighborhood has two-story homes as well.  Kerry Greens residents have access to a community pool.

How did the 2010 real estate market in Kerry Greens compare with the 2009 market in the neighborhood?  The table below shows median values for several characteristics of the marketplace. Five homes sold in 2010 compared with 8 in 2009.

If you like bungalow-style homes and big front porches with gingerbread trim, visit Chestnut Oaks in Stallings NC. Chestnut Oaks in Stallings NC This neighborhood of single family home and townhomes is nearly complete but does have some new construction.  The Chestnut Oaks location is very conveniently located adjacent to Austin Village with its new Harris Teeter grocery, shops, a pharmacy, a day care and offices.

How did the 2010 real estate market in Chestnut Oaks compare with the 2009 market in the neighborhood?  The table below shows median values for several characteristics of the marketplace. Thirteen single family homes sold in 2010 compared with 11 in 2009.  Chestnut Oaks has a small townhome section as well.  There were no townhome sales in 2010.

In 2010, Chestnut Oaks median sales prices were dramatically higher.  The median square footage was larger as well.  The sales price per square foot was equal in 2009 and in 2010 demonstrating that the median home price was stable during these two years.  Median days on market increased slightly in 2010 and the list to sale ratio dropped to 96%.

Over half the sales in 2010 were market resales.  Foreclosures and short sales accounted for a little over 30% of the market.  There were two new construction sales as well.

Let me take you on a video tour of a great Charlotte NC neighborhood.  Shannamara is a golf course community located in Stallings NC, just outside the small towns of Matthews and Mint Hill.  You'll find that Shannamara has a Matthews mailing address.

This 700+ home neighborhood was built by several custom and semi-custom home builders.  Shannamara's lots are wooded and range in size from a third acre to over a half acre.  Most homes are full brick giving the neighborhood an elegant look.

Shannamara has an active homeowners association.  Residents can enjoy a newly expanded and renovated clubhouse, a swimming pool with waterslide and spash pad wading pool, a playground and tennis courts.  Homeowners fees are very reasonable because the Divide golf course that winds through the neighborhood is a daily fee course.

Shannamara is conveniently located within two miles of two interchanges with I-485 and two community shopping centers.  Nearby Matthews and Mint Hill are great places for community festivals and activities.

Fairhaven is located a bit off the beaten path in Stallings NC giving the neighborhood a rural setting.Fairhaven in Stallings NC  Shopping and two interchanges with I-485 are nearby, however, allowing a country feel with city conveniences.  In 2010, there was a transition in the neighborhood from Lennar Builders to M/I Homes.  New construction continues to  account for most of the activity in the neighborhood.

How did the 2010 real estate market in Fairhaven compare with the 2009 market in the neighborhood?  The table below shows median values for several characteristics of the marketplace.  Twenty two single family homes sold in the neighborhood in 2010 compared with 39 in 2009.

The median closed price in Fairhaven rose slightly in 2010 over 2009.  The median square footage of homes was up 12.6% in 2010 meaning that homes were selling for somewhat less on a square foot basis than in 2009.  Median days on market tripled while median list to sale ratio was roughly the same as 2009.

Picture your next home with views of a beautiful golf course. Golf Course Clipart If this is your vision, you will want to take a look at Emerald Lake in Stallings NC where the Emerald Lake golf course winds through the neighborhood.  Custom and semi-custom brick and stone luxury homes give Emerald Lake a lot of appeal.  The neighborhood location is ideal.  A community shopping center with grocery store, gas station, and restaurants is nearby.  An interchange with I-485 is within two miles of Emerald Lake making access to Charlotte workplaces and amenities easy.

How did the 2010 real estate market in Emerald Lake compare with the 2009 market in the neighborhood?  The table below shows median values for several characteristics of the marketplace.  Eight single family homes sold in the neighborhood in 2010 compared with 13 in 2009.

Shannamara is a large golf course community in Stallings NC.  The neighboShannamara in Stallings NCrhood has a mix of production and custom-built homes built from the 1990s until about 2005.  Most of the homes have full brick exteriors or brick fronts.  Lot sizes are generous with beautiful wooded backyards and golf course views.  Shannamara is located off Stevens Mill Road within a mile or two of two interchanges with I-485.  Community shopping and restaurants are nearby.

How did the 2010 real estate market in Shannamara compare with the 2009 market in the neighborhood?  The table below shows median values for several characteristics of the marketplace.  The 2010 real estate market in Shannamara improved slightly with median closed prices up 1.5%  Twenty two single family homes sold in the neighborhood compared with 19 in 2009.  While 2010 home prices were up in Shannamara, homes took longer to sell.  Median days on market increased 68% in 2010.

Callonwood in Stallings NC—2010 Real Estate Market Update

Callonwood is one of the most popular neighborhoods in Stallings NC.  Located off Pleasant Plains Road just into Union County NC, the neighborhood is a few miles from historic downtown Matthews NC.  An interchange with I-485 nearby makes all of South Charlotte reasonably accessible.Callonwood in Stallings NC

Construction in Callonwood is nearly complete.  Orleans Builder is still building new homes in the $300,000+ price point.  Callonwood includes both single family homes and townhomes.  The neighborhood includes a beautiful pool amenity center, walking trails and playing fields.

How did the 2010 real estate market in Callonwood compare with the 2009 market in the neighborhood?  The table below shows median values for several characteristics of the marketplace.  The median single family closed price dropped 9.4% from 2010 to 2009.  The median square footage of homes closed in each year also dropped 13.8%.  These drops most likely reflect the fact that the high end builder in the neighborhood, Orleans, stopped building for a while.  Sellers who successfully sold their homes in Callonwood were on the market much longer in 2010.  Their list to sale ratio remained the similar at 96% and 97%.

The townhome market slowed dramatically in 2010 with only two homes closed versus seven in 2009.  Days on market for townhomes almost tripled in 2010.  Closed pricing dropped slightly.

The mix of closed sale types affects the real estate market in any neighborhood.  In 2010, Callonwood resale sellers were competing with new construction.  The table shows that only about 10% of closed sales were foreclosures and short sales.  The small percentage of foreclosures and short sales indicates a fairly healthy real estate market for Callonwood.
