How did the 2011 real estate market in Ellington Farm compare with the 2009 and 2010 market in the neighborhood?  The table below shows median values for several characteristics of the marketplace.  Only two homes sold in the neighborhood in 2011 compared with six to eight homes in previous years.

Wooded estate-size lots.  Basement homes.  A nearly-new resale or brand-new construction. Fairington Oaks in Mint Hill NC Fairington Oaks in Mint Hill NC may be the perfect spot if you are looking for beautiful tree-lined streets and homes set among the trees on lots ranging from over half an acre to almost an acre.

McCar Homes built homes in Fairington Oaks from 2005 until 2008.  These homes with partial brick and fiber cement exteriors range in size from 2500 to almost 4000 square feet.  Luxury interiors include wood and tile flooring and upscale kitchens and bathrooms.  Many of these homes have three-car garages and some have finished or unfinished basements.

A second builder, True Homes, began construction in the neighborhood in 2011.  Offering many of the same features as the original builder, prices of the True Homes begin in the mid-$200,000s.

Fairington Oaks has a great location in Mint Hill.  The main entrance is off quiet Thompson Road with a back entrance providing easy access to downtown Mint Hill via Mintwood Drive.  Two interchanges with I-485 on Idlewild Road and Lawyers Road are just a mile or two from the Thompson Road entrance.

Farmwood is a large Mint Hill NC neighborhood that was built from the mid-1970s into the 1990s. Farmwood in Mint Hill NC A variety of home styles and large wooded lots characterize the neighborhood.  The neighborhood wraps around Pine Lake County Club giving some lots golf course views.  There are no homeowners association dues in Farmwood.

How did the 2010 real estate market in Farmwood compare with the 2009 market in the neighborhood?  The table below shows median values for several characteristics of the marketplace. Twenty two homes sold in 2010 compared with 15 in 2009.

The number of homes sold increased substantially in 2010 but median priced dropped 7.2%.  The median heated area of 2010 sales increased 2.8% indicating that Farmwood sellers were receiving less for their homes.  The median list to sale ratio remained steady at 94%.  the 2010 Farmwood market was healthy with only four foreclosures.  The remaining homes were market resales.

Olde Sycamore is built around Old Sycamore Golf Plantation, a well-regarded golf course built in 1997 and renovated in 2007.  Olde Sycamore in Mint Hill NCHomes on the golf course and homes with golf course views can be found in the neighborhood.  Located in Mint Hill NC, Olde Sycamore lies in both Mecklenburg and Union Counties.  Construction continues today in the Union County section of the neighborhood. 

How did the 2010 real estate market in Olde Sycamore compare with the 2009 market in the neighborhood?  The table below shows median values for several characteristics of the marketplace.  Eighteen single family homes sold in the neighborhood in 2010 compared with 10 in 2009.

Brighton Park in Mint Hill NC.  Picture yourself in a traditional neighborhood where every home has a friendly front porch.  Lots and streets are compact making walking to the five neighborhood parks and adjacent shopping center easy.  If you prefer townhome living, that’s available too.Brighton Park in Mint Hill NC

Brighton Park was designed to bring a little bit of city living to downtown Mint Hill.  This lifestyle has been very popular in Mint Hill, where most neighborhoods are low density.  Construction began in the neighborhood several years ago and continues today with both resales and new homes available. 

How did the 2010 real estate market in Brighton Park compare with the 2009 market in the neighborhood?  The table below shows median values for several characteristics of the marketplace.  Twenty single family homes sold in the neighborhood compared with 24 in 2009.  Median prices increased slightly in 2010 while the median size of homes decreased 11.6%.  This indicates a substantial increase in price per square foot in the neighborhood.  The increase in price per square foot is likely due to the dominance of new construction sales in the neighborhood.  Median days on market increased nearly four-fold.  The median list-to-sale ratio increased to 99%, once again likely due to new construction sales.

Townhomes added another twenty sales in Brighton Park in 2010.  There is no real comparison with 2009 because there was only one sale that year. All the townhome sales were new construction.

Olde Sycamore is a golf course community that straddles the Mecklenburg and Union County line.  The centerpiece of the neighborhood is Olde Sycamore Golf Plantation, a well-regarded golf course built in 1997. Olde Sycamore in Mint Hill NC The main entrance of the neighborhood is found off Highway 218 in Mint Hill NC.  An interchange with I-485 is located just a mile and a half east of this entrance.

Construction of homes in Olde Sycamore began in 1996-97.  Neighborhood homes were built by several production builders as well as custom builders in another section of Olde Sycamore.  Construction continues today in The Links, located in the Union County section of the neighborhood.  Homes on golf course lots are available in the neighborhood.

Mint Hill has annexed all homes in Olde Sycamore into its town limits.  Children who live in the Mecklenburg County section of the neighborhood attend Charlotte-Mecklenburg schools and children in the Union County section attend Union County schools.

When built, Olde Sycamore’s golf course was voted “Best New Course” by Charlotte’s Best Magazine.  The golf course was renovated in 2007.  Some of the features of the course follow:

  • Designed by famous course architect Tom Jackson
  • Semi-private 18-hole championship course (par “72”)
  • 6900 yard championship layout features Bermuda fairways lined with hardwoods and pines
  • Golf shop and clubhouse with restaurant
