Weddington Trace in Marvin NC Has a New Builder

New construction homes will begin closing again in Weddington Trace in October.  Weddington Trace in Marvin NC Construction in the neighborhood came to a halt about two years ago when the previous builder pulled out.  Standard Pacific Homes has purchased the remaining lots and built a new model home. The sound of hammers and saws again fills the neighborhood.

Weddington Trace is located in unincorporated Union County NC adjacent to other Marvin NC neighborhoods and near Weddington NC.  The neighborhood has two sections of home sites.  The Estates offers homes from the $320,000s while the Preserves has prices starting in the $250,000s.  Exterior materials include full brick, stucco, fiber cement and vinyl.  Luxury appointments include kitchens with stainless appliances and granite countertops, wood and tile flooring, and elegant trim packages.  The size of the homes ranges from approximately 2600 square feet to almost 4000 square feet.

Community amenities in Weddington Trace include a pond with fountains and a walking trail and a swimming pool and clubhouse.  There is abundant shopping nearby in Weddington and Waxhaw.

Somerset is a surprisingly affordable neighborhood off Tom Short Road in an area of upscale luxury neighborhoods and golf courses.  Located in unincorporated Union County between Marvin NC and Weddington NC, the neighborhood has a Waxhaw mailing address. Somerset in Marvin NC A beautiful magnolia-lined parkway leads into this swim club neighborhood.  South Charlotte and its amenities plus I-485 are a short distance from Somerset.

How did the 2010 real estate market in Somerset compare with the 2009 market in the neighborhood?  The table below shows median values for several characteristics of the marketplace. Eighteen homes sold in the neighborhood in 2010 compared with thirteen in 2009.

Median sale prices in Somerset declined 4.5% in 2010 over 2009.  The median square footage of homes sold was only slightly higher than 2009 meaning that home buyers in the neighborhood were getting more house for the money in 2010.  Median days on market more than doubled while the list-to-sale ratio remained stable at 95%.

The Somerset real estate market was healthy in 2010 with only one foreclosure and no short sales.

How did the 2010 real estate market in Hunter Oaks compare with the 2009 market in the neighborhood?  The table below shows median values for several characteristics of the marketplace.  Thirty three homes sold in the neighborhood each year.

How did the 2010 real estate market in Providence Downs South compare with the 2009 market in the neighborhood?  The table below shows median values for several characteristics of the marketplace.  The number of homes sold increased 26% in 2010 with 29 sales.  Median prices increased 7.1% while the median square footage increased by 10.9%.  Median days on market tripled while the list-to-sale ratio increased slightly.

How did the 2010 real estate market in Marvin Creek compare with the 2009 market in the neighborhood?  The table below shows median values for several characteristics of the marketplace.  Fifteen single family homes sold in the neighborhood compared with 16 in 2009.  Median prices dropped nearly 9% in 2010 while the median size of homes increased 8.5%.  This indicates a substantial drop in price per square foot in the neighborhood.  This drop may have been a result of the dominance of resales last year rather than new construction.  Median days on market increased nearly five-fold while the median list-to-sale ratio declined to 93%.

The Chimneys of Marvin is a western Union County NC neighborhood where you can find new homes and nearly new homes adjacent to the newest elementary, middle and senior high schools in the county.Chimneys of Marvin in Marvin NC  The Chimneys of Marvin has a Waxhaw mailing address but is located in unincorporated Union County, not Waxhaw nor Marvin NC.  Neighborhood children attend Sandy Ridge Elementary School, Marvin Ridge Middle School and Marvin Ridge High School.

The Chimneys of Marvin has resort-style amenities, including a four thousand square foot clubhouse with a 1500 square foot wrap-around porch.  Most of the homes built in the neighborhood in 2010 were new construction.  The homes have full brick exteriors with stone and shake accents.  Lot sizes range from a third to a half acre.

Construction continues in the neighborhood.  There are two sections:  The Reserve where base prices begin at $300,000 and The Estates with base prices in the $340,000s.  The Chimneys of Marvin is surrounded by the rolling farmland and horse farms of western Union County.
