Annandale in Indian Trail NC—2011 Real Estate Market Update

Annandale is a pool community in Indian Trail NC.  Construction began in the neighborhood in 2006 and continues today.  Several builders have built homes in the neighborhood.  The current builder in Annandale is Legendary Homes.

How did the 2011 real estate market in Annandale compare with the 2009 and 2010 market in the neighborhood?  The table below shows median values for several characteristics of the marketplace.  Nine homes sold in the neighborhood in 2011.

New construction was the predominate type of sale in Annandale in 2011.  Because one builder was closing out its inventory and the new builder has changed the product pricing in the neighborhood, the median sales price was substantially lower in 2011 than in previous years.  Median square footage dropped in 2011 as well.  Foreclosures and short sales made up approximately 30% of sales in 2011, also bringing the median price down.

Taylor Glenn in Indian Trail NC—2010 Real Estate Market Update

Taylor Glenn is a large neighborhood in Indian Trail NC where new construction is finishing up at the last lots.  Most of the homes in the neighborhood have been built with Craftsman-style exteriors.Taylor Glenn in Indian Trail  Big front porches and stone and shingle accents grace many exteriors in Taylor Glen.  There are homes for every lifestyle from single family to townhomes and ranches to two-story homes.  The neighborhood has a number of community amenities including a swimming pool and clubhouse, playground, walking trails, pond and ballfields.  Community shopping is nearby at Sun Valley Commons or the Wesley Chapel Village Commons.

How did the 2010 real estate market in Taylor Glenn compare with the 2009 market in the neighborhood?  The table below shows median values for several characteristics of the marketplace. Twenty single family homes sold in 2010 compared with twenty eight in 2009.  Two townhomes sold in 2010 versus 7 in 2009.

Taylor Glenn had a healthy real estate market in 2010 with only 15% of sales being foreclosures or short sales.  New construction dominated the Taylor Glenn market at 50% of all closed sales.  Resale homes accounted for the remaining 35% of sales.

The single family median closed price was up 8% in 2010 compared with 2009.  The homes sold in 2010 were 24% larger than those sold in 2009.  This means that Taylor Glenn single family homes were selling for slightly less on a square footage basis in 2010.  Median days on market and the list to sale ratio remain nearly the same in 2010.

Only two townhomes sold in 2010.  Their median closed price was higher than in 2009 but so was the size of the townhomes sold, indicating a fall in prices in 2010.  Median days on market were higher and the median list to sale ratio dropped to 92%.

Meriwether in Indian Trail NC—2010 Real Estate Market Update

A great neighborhood for first time homebuyers, Meriwether in Indian Trail NC is located in the Sun Valley area where schools, shopping and restaurants are nearby. Indian Trail NC Neighborhood amenities include a swimming pool, fishing lake, walking trails and volleyball and basketball courts.

A number of small ranch homes can be found in Meriwether.  Most homes in the neighborhood have one or two-car garages.

How did the 2010 real estate market in Meriwether compare with the 2009 market in the neighborhood?  The table below shows median values for several characteristics of the marketplace. Nineteen homes sold in the neighborhood each year.

With foreclosures and short sales making up about 58% of 2010 sales in Meriwether, the median sales price dropped 5.9% from 2009 to 2010.  The median square footage of homes sold in 2010 dropped 8.3% indicating that home sellers in Meriwether were receiving less for their homes.  Median days on the market increased 60% year over year while the median list to sale ratio dropped to 96%.

Fieldstone Farm in northern Indian Trail NC is a neighborhood under construction by Centex Homes.  Started in 2007, the neighborhood has an amenity center with swimming pool and playground. Fieldstone Farm in Indian Trail NC Although surrounded by woods and farmland, Fieldstone Farm is located within a few miles of the Lawyers Road interchange with I-485 making the neighborhood accessible to shopping and northeast Charlotte.

How did the 2010 real estate market in Fieldstone Farm compare with the 2009 market in the neighborhood?  The table below shows median values for several characteristics of the marketplace.  Twenty two single family homes sold in the neighborhood in 2010 compared with 30 in 2009.

Median closed prices for townhomes increased 5.3% in 2010.  The median square footage of these homes increased substantially by 17.8%.  Median days on market more than doubled and the median list to sale ratio reached 99%.

New construction dominated the Bonterra market in 2010 with over 50% of sales.  Foreclosures and short sales accounted for about 36% of the remaining sales with market resales only 11% of the total.

Crismark in Indian Trail NC—2010 Real Estate Market Update

Crismark is a large subdivision located between Idlewild Road, Mill Grove Road and Stevens Mill Road in Indian Trail NCCrismark in Indian Trail NCCrismark has a variety of home prices ranging from the low $100,000s to over $300,000.  While the neighborhood is nearly complete, it is still possible to find new construction for sale there.  A new section called The Enclaves offers custom-built homes priced above $300,000.  Two neighborhood amenity centers with pools serve the neighborhood.

How did the 2010 real estate market in Crismark compare with the 2009 market in the neighborhood?  The table below shows median values for several characteristics of the marketplace.  The number of homes sold remained the same at 32 closed sales.  Median prices dropped by 10.7% while the median square footage dropped by 7.2%.  These numbers reflect a significant drop in price per square foot in the neighborhood. Median days on market doubled while the list-to-sale ratio remained the same.

A look at the types of home sales in Crismark shows why there was such a large drop in prices in 2010.  Nearly sixty percent of home sales were foreclosures and short sales.  New construction accounted for a little more than a third of the sales.  Only two market resale homes sold in the neighborhood in 2010.

Brookhaven in Indian Trail NC—2010 Real Estate Market Update

Brookhaven is one of Indian Trail NC’s most popular neighborhoods.  Located adjacent to the well-regarded Antioch Elementary School, Brookhaven is close to shopping, I-485, and historic downtown Matthews NC.Brookhaven in Indian Trail NC

Brookhaven’s 7000 square foot amenity center and walking trails serve approximately 500 homes.  New construction by John Weiland Homes is still available in Brookhaven, although the neighborhood is nearing completion.  Three sections offer homes from 3000 square feet to over 5000 square feet.  Basement homes are also available in Brookhaven.

How did the 2010 real estate market in Brookhaven compare with the 2009 market in the neighborhood?  The table below shows median values for several characteristics of the marketplace.  Forty two single family homes sold in the neighborhood compared with 55 in 2009.  Median prices dropped in 2010 while the median size of homes remained the same.  This drop in price per square foot is likely the result of the builder dropping prices for new construction.  Median days on market increased nearly three-fold while the median list-to-sale ratio remained the same.

Brookhaven Types of Closed Sales

Over half of Brookhaven’s home sales in 2010 were market resales.  New construction contributed over a quarter of market activity.  Foreclosures and short sales accounted for about 20% of the marketplace in Brookhaven, indicating a healthy real estate market in the neighborhood.
